Cheap apartment on the sketchiest block in NYC

Cheap rent, and it’s rent stabilized
Cons:
The landlord and super just accepted as fact that water would pour through my bathroom ceiling, onto my bathroom. They effort they put into figuring out what was wrong was a joke. It was never fixed they just kept painting over the moldy leak.
I had cockroaches through my time here, and bedbugs at the very end (the landlord did pay for effective treatment for the bedbugs).
During the height of Covid the super refused to wear a mask while working around the building and coming into my apartment.
The people living in the building are pretty unremarkable, but the people living on the block and who spend time standing around outside the building are INSANE. Like selling, buying, smoking crack openly during the day and night insane. So many drugs, so many shootings around here. I woke up every single morning to crack addicts screaming at each other outside. This is the worst place I’ve lived in my life.
Advice to owner:
Hire a super who can actually fix things.
