Advice to owner:
Please update locks to get into the apartment building Repaint the walls in the highway, fresh paint comes a long way

Infestation of roaches, packages get stilled, lazy maintenance
Advice to owner:
Get a better live in super and gut out this whole building, it’s infested with bugs!!!

One of the better buildings I’ve lived in

Pros:
Super is very responsive, neighbors are quiet and respectful, in-building laundry and elevator, good infrastructure/well maintained, easy to contact management company, rent stabilized, secure entryway, trash chute on every floor
Cons:
Hot water randomly can cut off, roaches are a big problem/hard to get rid of, heat can sometimes be way too high, bath water can be murky at times, management does not usually communicate with the building and everything is left to the super
Advice to owner:
Take pest control more seriously and communicate better with tenants

My individual apartment doesn’t have many issues, but the ones it does are an inconvenience.
Cons:
Inconsistent hot water Roaches Package theft Building safety issues Leaks and floods Trash room is a disaster Can’t get in touch with the owners

Actually give a damn about your tenants

Great people, declining maintenance

Pros:
Everyone in this building is respectful of each other. Everyone is pleasant and friendly. People are mindful of noise during the day/night. All of the dogs in the building are super friendly. Well kept apartments!
Cons:
The super is lazy. Public areas (hallways, lobby, laundry area, elevator) are not clean. Often, trash can usually be seen and the floors are dirty. Public areas need updated (fresh coat of paint goes a long way!) The management company is rude, discourteous, untimely, and does not return messages! A lot of street noise if you have an apartment that faces the street. Lastly, a few of us tenants have had packages stolen from our mailboxes which are in the public lobby. When trying to resolve this issue, the super was of no help and seemed to not care.
Advice to owner:
Hire a new super to take care of the day to day needs of the tenants. Update the building’s public areas. And learn to respond to phone calls/emails in a timely fashion (if at all)!
