Pros:
The apartments are a decent size compared to the majority of apartments in the NY area. The Westminster handyman and porters are very kind and helpful.
Cons:
Depending on who your neighboring tenants are (upstairs, downstairs, next door -- it doesn't matter), the loud disturbances are absolutely horrible and many of the long-term tenants feel entitled to be loud any time of the day/night. If the superintendent drops the ball on a maintenance request, instead of being responsible for his mistake, he talks crap about you yet expects a hefty tip at the end of the year which doesn't guarantee that you'll get good service for the next year. The washers and dryers in the laundry room are often broken and no one cleans out the detergent/rinse dispensers especially on the large washing machine where there is mold growing. Sometimes, the garbage room smells horrific. The apartment building is listed as "rent stabilized" yet the majority of apartments are renting at fair market value or "preferential rent".
Advice to owner:
Do thorough background checks -- not just financials -- on ALL tenants (new and "succession rights" tenants) prior to approving a lease; have separate riders to lease regarding noise levels and floor coverings for ALL tenants to sign; superintendent needs to be professional and respectful towards tenants; property managers should be required to live in a building that they manage to know first hand what tenants are experiencing.

Nothing it’s not worth it
Cons:
The building itself holds promise, but it’s overshadowed by the abysmal management. They cut corners at every turn, opting for cheap repairs that barely patch up the issues. Bugs and mice roam freely, as the management turns a blind eye to pest control. When something breaks, don’t expect an upgrade; you’ll likely receive a hand-me-down replacement that’s barely functional. The super, a sour individual, adds to the misery with his rude demeanor and untrustworthy nature. Among the staff, perhaps one person shines with kindness, but it’s a rarity. Despite the efforts of the lone cleaner, the building’s facilities, including the pool, suffer from neglect. It’s baffling why they treat tenants with such disregard.
Advice to owner:
Treat your tenants well! Spend the money on repairs! Treat human beings well in general disgusting behavior

Just the doorman receiving packages in the day. Night doorman sucks. Just looks at you when you enter the corridor and fumbling with your key to come in.
Cons:
Night door man sucks. Sooooo. much illegal activity in this building from management and tenants. Don’t know how many drug deals I walked into while going down the steps instead of waiting for the elevator. There is a known prostitution thing going on in here also in the left side of the building. And they offer parking spaces. Yeah ok. There are cars there that don’t even belong in the building parked in the garage. Get rid of them so paying tenants can get a spot. Should be assigned spot for each apartment. Heat is there but when you have around 40 year old windows that don’t even close right it’s not going to stay warm. So my electric bill was over 200 bucks a month during the winter months. The super is weird. Helping one day then the next is a rude person to you. Very suspicious person. I was living there for a year. Had to move the bed bugs are crazy. No problem when I moved in. Let’s say about 5 months in was getting bit almost every night. killed a few showed them to the exterminator from his own mouth said it was an ongoing problem in that building and management will not pay for the correct procedure to control/correct the problem. Had to move broke my lease and all. There’s a no smoking policy in this building. Yeah ok as soon as you walk in it’s reeks of weed and some floors smells
Like pure cigarette. Wouldn’t recommend this building to anyone. Not worth the rent or stress. The area is decent but stay away from this building.
Advice to owner:
Building needs to be modernized. Give this place a facelift and get rid of the riff Raf that goes on in here And implement the policy’s you have. Can’t make a tenant sign a lease saying not to do this and that and penalties will be enforced but every one else is doing what they want. No need for anyone to come home from A long day of work to be slapped in the face with weed and cigarette smell as soon as they walk in. Not going to rant anymore but Just in general.
GIVE THIS PLACE A FACE LIFT MODERNIZE IT.

Pros:
I appreciate the upkeep, garage option and reliable elevator. Nice door attendants who accept packages is a valuable service. . The porters work hard to keep the building looking decent, clean and they shovel the sidewalk regularly in the snow season. Prompt service when reporting an issue to management.
Cons:
Recently the water pressure has been lowered. That makes me feel as if I'm spending more time washing dishes and getting in a good shower. When the kitchen faucet water trickles out, I don't feel like I'm getting my kitchen as clean.
The laundry room machines are unreliable. The dryers are so cheap and small that everything comes out wrinkled.
Advice to owner:
Keep up the good work.

Building superintendent is a child Predator . There’s video to prove it. Not to mention he’s a real nasty person . No class what so ever.

Remove this man immediately it’s only a matter of time you’ll be in litigation over this man

Some nice neighbors.
Cons:
We currently have bed bugs coming from another apartment and the management isn’t being responsive. They literally hung up on me when I called about getting the exterminator access to neighboring units.
Advice to owner:
Living here has been a terrible experience. Try caring about your tenants, following your own posted rules (e.g. building staff wearing masks), and dealing with the hundreds of open violations you have.
