Pros:
Quietness of building. Friendly neighbors (-minus one). Proximity to public transportation.
Cons:
Parking was a nightmare at times. Construction began and there was a mouse infestation. A few of my neighbors had cats to tackle the mouse problem. Laundry room wasn't 24 hours and people would leave their laundry in machines for hours/days at times. One weirdo neighbor who dressed like a ninja at times, practiced martial arts in the lobby, and got in to several disagreements with neighbors (police involved on at least one occasion).
Advice to owner:
Make use of the open area in the basement and backyard. It would nice to have either space used as an amenity. Backyard for outdoor grill space perhaps. Basement space used to exercise equipment.
