Pros:
Near the park, nice neighborhood.

UPDATE
There seems to be some improvement… the scaffolding is down and we got new washers. There’s a new super so maybe that will help too. Would increase to 3.5.
Cons:
Management doesnt give a shit. Elevator breaks all time time, massive roach problem, disgusting laundry room with constantly broken machines. Not enough security. Scaffolding up around building for years.
Advice to owner:
Update to a video intercom for security. Actually fix the elevator so it doesnt break down every month. Renovate the laundry room. Be nice to your tenants and stop leaving nasty letters to is in the common areas about how your cameras will “catch us.”

Pros:
Near the park - good size prewar apartment
Cons:
The building is very poorly maintained. Garbage is not handled adequately. The halls smell because The garbage shoots reek. Floors are filthy.  The front door was broken for months and anyone could walk in and out. There is no real security just a buzzer that goes to your phone and you’ll hear some guy say “package” - you can’t see him. Heat and hot water are sporadic. Apartment is too cold at night and in the morning - radiators do not go on when they are supposed to.
Advice to owner:
You need to hire more people. A lot more people to keep the building sanitary and clean. The garbage situation is a nightmare. You need to renovate the lobby because it is disgusting.

It’s very quite and the super is responsive.
Cons:
Building manager took a while to handle a washer/dryer issue in our apartment.
