Pros:
Management is active, the building is clean, neighbors are nice, dog friendly (which can also be considered a con), rent stabilized. Maintenance is usually swift and to the point.
Cons:
Location is far from ideal, with very little business within walking distance. Dogs can be noisy neighbors depending on luck. Rents have gone up significantly within the last few years. Kid room not maintained very well.

Great staff in the building Washer-Dryer and dishwasher in unit Verizon Fios hook ups Pet friendly Excellent amenities
Cons:
Some of the people who live here are the most entitled NYC types (leaving their boxes around for the staff to breakdown and put in recycling) Pricey for the neighborhood Walls can be thin between units. Best bet is to rent a unit on the external wall if possible. Management has recently decided to start charging exorbitant hourly fees for the use of all the amenities.
Advice to owner:
Please reconsider the amenity fees - considering the amount we pay in rent each month it’s outrageous that we’re expected to pay $50 an hour to use the grill on the roof, or $75 to rent the resident lounge.

New manager not great

Typical luxury building. Newer building so nothing like rats, bugs, etc. Front desk staff is the sweetest!
Cons:
Not worth the money. We used to have a reasonable property manager who got reassigned at the beginning of this year. The new one cuts corners crazy. She also permits certain staff talking to residents in a very rude manner. While we are paying the premium for being in a luxury, it surely feels like the landlord did us a “favor” to let us live in the building and we had to listen to whatever they say and just be grateful. Well…. There are so many luxury buildings in NYC these days and I don’t see the point of putting up with this nonsense.
Advice to owner:
Look into the new management, if you care.

Get people to stop letting their dogs pee and pop all over the front of the building.

No bugs, great heat/AC, building events thrown to meet people in the building
Cons:
Not many food options around. Need to go to park slope for options. So expensive but probably worth the money for all the amenities. Just not for me

Advice to owner:
Get a more friendly and responsive resident manager and head of maintenance. They half ass fix and will do anything including a fire hazard to save a buck. They stuck cardboard in my HEATER for 7 months to prolong fixing it.

Amenities: dog showers, gym, lounge, kids room, kids backyard, dog run, bike storage, w/d in unit, close to metro, sauna
Cons:
Leo the handyman of the building is not very polite, he doesn’t believe you when something is broken. It is really expensive in relation to square footage in the area. They just changed their policies of reservation of amenities from free to really expensive reservations.
Advice to owner:
Better customer management for their employees and drop the expensive rental of amenities.
