Pros:
Heat/hot water included, Verizon fios available, the super lives in the building. Garbage is handled well. The super is responsive which is a rare find.
Cons:
Overpriced units that are far away from the train. There are some really sweet neighbors who have lived in this building their whole lives. However, there are others who made living here hell. My neighbors door was kicked in at 6am on a Saturday morning. Nuff said.
In terms of the building, none of our windows had functioning locks and the water would be shut off without notice at least once a week. Before you consider renting in this building google Hager Management. The landlords themselves are easy to get in touch with if there are problems, but often do not have a resolution.
Advice to owner:
Hire better pest control to deal with the roach/mice issues. Install better sound proofing to help mitigate sound issues.

Great Neighborhood, Crappy Building!

Pros:
The building is close to both the Q and F train.
Cons:
Dirty building. Super rarely cleans the common areas.
Rats by the garbage area
Tenants leave lots of personal property in the hall (toys, shoes, bikes, furniture, etc.)
No elevator
Some mailboxes are broken. Unsightly
Pre-war building with structural damage, i.e. leaking and plumbing issues)
Roaches
Noisy tenants.
Advice to owner:
Hire a qualified super
Enforce "no leaving personal property in the hallway" rule
Hire pest control to address the rat problem
Hire a porter to clean consistently
