Stay away, ROACHES
Former Tenant
Pros:
Has charm, local to F and Q, low key neighborhood
Cons:
Building has become a filthy place since SPIGRO REALTY purchased. Tenants have been told it is not the building's owner responsibility to keep the public areas of the building clean. They claim they are a co-op and harass tenants. Very cheap with the heat. Never answer their phones. Sad because it is a beautiful neighborhood and the building had charm. Arrogant and rude when they do happen to call you back which is funny because they talk like they never went to school.
Advice to owner:
Saul Friedman get it together

approaching towards slumlord
Former Tenant
Pros:
We have neighbors who have lived here for more than 20 years. Neighbors, those who have been here long are nice, The new arrivals are friendly too
Cons:
They do not have enough staff to keep the premises clean, do not have keys to the gate to the cellar. Do not give sufficient notice / reasons why the basement is closed off.
Advice to owner:
you may think you can make more money in the short term by increasing rents, but you are driving out the people who created this beautiful neighborhood.

430 Ocean Parkway Management
Former Tenant
Pros:
The building use to be in good conduction before the current management.
Cons:
The current management are greedy and rude people who gaslight tenants while trying to force them out when reporting them.

The management company rents out subleases for only yearly to increase the prices of rent every year but does little for the tenants.

From 2022-Present tenants have started to get roaches and mice into their apartments. Maintenance is done very little and there is no legitimate super on the premises. They also hire workers off the books to under pay them and provide no benefits. These workers change up every other year because they can’t stand the management running the building.

They also assume tenants are dumb. They rudely demand rent and renewals. As subleased condo apartment the management aims to increase rent to whatever they want. Tenants have to negotiate a better rate and even get 2 year rental offers.
Advice to owner:
Get it together. Stop treating the tenants dumb for a dollar. Do your job right and people would be ok with the living conditions. This is why people are aiming to take you to court.

Terrible management company
Former Tenant
Pros:
I used to love this building until it changed management last year.
Cons:
Never hot water or heat. No security, huge theft problem. Apartments and common spaces have water bugs, mice and roaches. 1/2 the buzzers don't work.

Not so great
Former Tenant
Pros:
Spacious apartment, a lot of natural light
Cons:
LOTS of bugs, dirty hallways, packages left in an insecure area in the lobby making theft an easy problem.
Advice to owner:
Get on the pest problem, there are roaches all over the place, the building is not clean, and the basement is in SERIOUS need of cleaning, painting, revitalization...the whole building in fact.
