I am updating my previous review, which I have left below.
UPDATES:
After living in this building for over a year, the quality has gone significantly downhill. We have changed building supers several times to the point where returning residents don't quite know who to contact. The super also has very odd "days off" as well. Even in the event that you need the super, for example: getting locked out, it will cost you a hefty $75 fee... yikes.

Next: Pest management. Summer is back and so are the flies. Due to water damage last year, we had an influx of flies. Okay, no worries - it happens.... annnd happens again. The flies come in through the vents so it is obviously a building problem. They hide in the drains, vents, etc. and are nearly impossible to eradicate. Management and the super have been largely unhelpful.

Neighbors/Building Culture: With a new summer also comes a new leasing season. Since about mid-May/June, a noticeable foul odor has come in through the bathroom vent of cigars/cigarettes (or something similar). It is unbearable and obviously travels throughout the building through the vents. We also have new neighbors who consistently leave cat litter and feces on the floor of the garbage room.... gross.

Overall, it's still not bad. Rent went up slightly, but not anything absurd. However, there have been NO improvements to the building (when they are much needed). The gym could use some updates, as well as the apartments. Things fall apart easily (the nature of "new builds" in NYC) and don't get fixed. There is a foul odor outside of the building nearly daily (perhaps from the neighbors horrifying garbage habits, or from the water damage that was sealed up with concrete - who knows). They need far better maintenance and management if they want to keep their tenants (and price).



PREVIOUS REVIEW:
Fairly affordable for what you get: beautiful furnished roof, laundry in basement, private balcony (in most units), small gym in basement, new building. Street parking in the area is never a problem. Neighborhood is very residential and quiet. We've had a few different supers but they are all very responsive, as well as management. They never bother us! We only saw a roach ONCE and the super took care of it IMMEDIATELY. They are on top of cleanliness, package safety, and pest control.
Cons:
It's a new building so it has some kinks to be worked out. Water pressure/temperature is weird and inconsistent in our sinks, but the shower is completely fine. Some fixtures and appliances were having issues at first, but have since been resolved in a timely manner. During the major NYC flooding in September 2021, there was significant flooding in the basement/1st floor but this has since been fixed. Sometimes, garbage rooms can fill up and stay full for multiple days. There was a gnat infestation in Summer 2021 as a result of the flooding, but this has also been fixed since.

Weird neighbors moved in and have solicited money from all tenets in an inappropriate way (and continue to do so), but, the super and landlord were made aware. Other neighbors are (mostly) great.
Advice to owner:
If you are going to raise rent and hope to keep your tenants, you need to improve on the building. The lack of a consistent/helpful super and fly infestation has become overwhelming. The new tenants moving in have been, well, dirty, and pushed the others out. This is a great neighborhood and could be a wonderful building... if up kept. This building is going downhill FAST.

Quiet Neighborhood, Dog Friendly Neighborhood, and close B, F, and Q train!
Cons:
There’s poor property management, supers are negligent with their responsibilities and tasks, garbage surrounds the entire perimeter of building, one garbage chute which allows the garbage to pile and causes flies roaches and mice, swarms of flies and gnats love in lobby of building, foul odors in entire building, consistent flooding in basement where gym and laundry located and consistent flooding in lobby/1st floor apartments.
Advice to owner:
Shut down down this building, relocate all tenants, and sell this property to an owner that will build a housing property using credible contractors that is habitable efficiently with service-minded property mangers and supers.
