Pros:
Price is under market value, heat and hot water.
Cons:
Hallways are not cleaned; apartments are infested with mice and vermin; summer has huge water bug issues; neighbors are gross and leave garbage in hallways; Management is slow to respond (if ever); lead paint building with chipping paint; building water pressure is bad: when super works on boiler or other issues, no notices to tenants; Staircases are oily from dirt in winters and no one mops; neighbors steal packages; busy avenue with lots of honking and windows do not block sound; no parking ever after 7pm in this area esp. Friday at 6pm; apartments are old and dated; building has internet outages constantly when it rains: optimum only.
Advice to owner:
If you do not want to catch a lawsuit, address the vermin issues and ensure staircases and floors are clean to avoid tenants falling down stairs.

Pros:
The neighbors are generally good noise wise, several are super friendly and the whole building is pet friendly.
Cons:
Management is super unresponsive, current super is a young guy who always answers with cynicism and sarcasm. The radiators are super old so when the heat goes on it makes so much noise. The place is infested with roaches and lead poisoning. The super will cut off the water at least once per month without previous notice and then forgets to turn on for several hours. They take more care of their little garden in the courtyard than they do for their apartments. Worst of all! The electricity there is NO good at all. It is so much suffering in the summer because you can only use 1 air conditioner at a time. In the year I was there I had my new microwave stored away the whole time because using it would break off the electrical switches (electric system there is still from the early 1900s). As a result, many of the apartments lose electricity in their apartments during heat waves or storms. The plumbing also is NO good. The courtyard becomes a pool during storms because it floods. You always hear weird sounds from the toilet and sinks. The plumbing is just as old as the electrical.
Advice to owner:
Take care of your building and apartments!

They are not cooperating with tenants Even not a one % cooperative I live in nyc last 30 years this management is worse then all.
