Building in great location

Pros:
Building is in really nice neighborhood. 5 min by walk to train, and two bus stations across the block.Two pharmacies literally over the counter. Many groceries with variety cuisines of different nationalities across the street. Great public schools with convenient safety system for kids. Two beautiful parks.
Cons:
Landlord is not responding to any problem that occurs, or even if he’s started doing something, he will stop in the middle and will finish it in a month or even later. He’s so greedy, he will not spend a penny to do something with building or your apartment, but when he will do something or God forbid spend some money ( literally he spent 27$) he will talk about it all year or beyond.He doesn’t even want to hire real supervisor and a cleaning person who will clean lobby and stairs at least once a week, and when the COVID happened the staircase and main door was cleaned once in two weeks ( when on regulations it should be done every day). Also there’s problem with water pressure and heating. All the time while I was living( 7 years)the sink, the shower or other tenants were flow my bathroom and kitchen, problem was in the pipes inside the building because water was coming from the wall in all three situations. Landlord wasn’t doing anything with it. As well heating problem, the heating was turning on in the middle of December and even though during the day it was off, sometimes it was turned off during the night or even all day. I should mention that if something happened to an apartment and landlord fixed it, your rent goes up. There’s no real supervisor, like literally there’s no one who will come to you if something happened, for example I waited for 9 hours for someone to come in because my apartment, specially the bathroom was floating, water was running like it was waterfall from the upper tenant apartment. When electricity shot down I waited 3 hours for someone to turn it on. The “supervisor “ who’s not real one, because of lack of responsibility and ability to communicate between tenants and landlord, but anyways that supervisor all the time lying about people who’s living in that building, supervisor even broke cameras few times so landlord wasn’t able to see what is going on in building and so that supervisor was able to mislead landlord about everyone. There’s problem with tenants who smoking cigarettes and marijuana, my sofa,cabinets and clothets with all items inside were in discussing smell of cigarettes and marijuana, it was because in the apartment that I shared wall with were people that smoked non stop, as well in lobby and on stairs and all over the building there were plenty of cigarette butts, landlord hasn’t done anything with it, even though many people asked him. And also I haven’t received my security deposit check because from the words of landlord “ I did a lot for this apartment”
