The landlord is sensitive to any sounds but he talks loudly himself

Pros:
It is clean and the neighborhood is safe. Very convenient and beautiful. The landlord's son is very friendly and helpful.
Cons:
There are a lot of noises from the landlord's family who lives on the first floor. The landlord is super sensitive to any sound at night, which can create a lot of stress to you to live above them. The landlord didn't return the full amount of the deposit. Only returned $1,000 out of $2,350. The bathroom door couldn't close easily from the very beginning but we didn't want to call them to fix it because we really didn't like to deal with the landlord so much. And the water in the bathroom sink was flowing very little. And the bathtub and the sink drained poorly, which we mentioned to them but they never helped us fix this. The landlord didn't want to change fridges and we were struggling with a broken fridge for 5-6 months till the landlord's son helped us resolve this issue.
Advice to owner:
Please let your son deal with your tenants. He is much more mature and more understanding.
