Owners don’t care but super does
Former Tenant
Pros:
The super takes as best care he can and the porter is on top of the garbage. Good location and good neighbors, whole building rent stabilized.
Cons:
The owners are cheap and do not take care of the building unless they have to as enforced by the DOB. The management includes a racist and sexist “broker” who i doubt is licensed has asked if people in the building are Muslim and whether or not females have boyfriends who come to the units.
Advice to owner:
Care for others as you care for your own. Your property is a disgrace and you only care about money, not the people.

Run, don’t walk away
Former Tenant
Pros:
Nice neighborhood , close proximity to the subway station.
Cons:
Noise from the 4th ave is on 24/7, none of the common areas get cleaned regularly, except for the 1st floor. Neighbors are a strange mix, most don’t recycle trash and are not considerate in regards to noise. Packages get stolen all the time. Building is infested with roaches, and the exterminator’s job doesn’t help. Super is a slouch, but worst of all is the unprofessional management; not only they NEVER respond, they tend to lose checks, never call back and forget about the return of your security deposit. I especially urge you to not deal with a schmuck called Dori, who presents himself as a broker agent in Brooklyn.
Advice to owner:
Realize there are duties and responsibilities they have, apart from collecting the checks. Improve on the aforementioned cons.

Lived here cheaply
Former Tenant
Pros:
Pros include literally across the street from the train station. Cheap affordable rent. Close to busses, major shopping center. Stores and restaurants. Kind super. Thick walls. Never had a noise issue.
Cons:
It’s a crapshoot based on what floor you live on. I lived in a floor where neighbors chainsmoked 24/7 right outside my door in the hallway w/o a care in the world. They also got into fights and domestic violence incidents in the hallway. Roach and mice situation can be a bit gross, but to me that’s all NYC apartments to an extent. You will live here cheaply, and the location is good. My tip to you is to scope out what the scene on your floor is before committing. It’s a gigantic building, and people seem to have very different experiences living there.
Advice to owner:
Returned my deposit, had to call them everyday for 2 months to guarantee they did. They took $100 out to paint my apartment (I painted the bedroom purple), although I lived there for 5 years and was entitled to a paint job but didn’t take it. I also made improvements to the apt while there but I didn’t fight them on it. Mgmt has really scummy vibes. Ladies who answer the phones at the office are nice, the man who did has literally hung up on me mid sentence.
