Cigarette smoke building

Pros:
Well-preserved amenities, and very nice floors.
Cons:
5th Avenue is FULL of drag racing. You will never be able to sleep with your window open in the summer. Trust me, it’s chaotic and loud 24/7. And not in the charming NYC loud way. More like Staten Island rejects drunk and screaming obscenities 24/7 way. In the spring, we battled with an infestation of small ants by the living room window for a good 2 months. Also had a few cockroaches, but the super didn’t seem to think any of these complaints warranted an exterminator, let alone a response. I was ignored constantly. My boyfriend had to be the one to get in touch with him because my texts apparently didn’t matter. We ended up just using Raid once a week until it finally stopped. Also, the worst problem of all was the tenant on the first floor in Apartment 1 who was a cigarette chain smoker and a pathological liar. The smoke traveled up 2 floors (into apartment 7) through the radiator, essentially turning the main bedroom into an ashtray during colder months. The room was completely inhabitable. The landlord did absolutely nothing to fix the situation, and wasn’t willing to provide a discount considering I couldn’t even sleep in my bedroom, nor could I have the radiators on (because of the smoke) so the entire apartment was freezing. She didn’t really care. Paid every month in full during Covid despite losing my job and the least she could do was help me out that last month. Cold-hearted. Threatened to ruin my credit & and fathers credit (the guarantor) if I didn’t pay the last 2 weeks of rent. All for $1000. She was even trying to evict the tenant in Apartment 2 in November 2020 because of not paying rent since July 2020. Ya know, as if we weren’t in the middle of a pandemic or anything. This is NOT a building you want to live in, trust me. One year there was one year wasted.
Advice to owner:
Lower the price and try to offer your tenants a solution other than brushing it aside. Cigarette smoke is a health hazard. That IS your problem. I hope you do not treat your next tenants with the same level of disrespect.
