Location near public transportation
Cons:
Nothing will ever be fixed. Absolutely everything is out dated. Your lucky if they provide fresh coat of paint before you move in. Anything that requires repair will never be addressed.
Get ready to freeze during winter. Heat is almost nonexistent. 
No pest control.
No security cameras, it’s the only building on the entire block without them, everyone nows it and takes full advantage. Your packages will be stolen.
The only time you hear from Property Management is when rent is past due.
Advice to owner:
Comply with the 56 code violations you have outstanding.
