Good but can be better

Pros:
The super, John was always responsive and helpful.
Large apartments for a good value.
Rent increases were very reasonable
Cons:
Bugs became an issue and the landlord consistently downplayed the problem but I never saw him come by to check it out.
Advice to owner:
Be a bit more hands on. When I spoke with the landlord I often felt like I was given the go-around on how issues are solved and he often told me “these things aren’t easy to fix, etc.” but it’s his job to facilitate those fixes and I had to live there through it, so there was just a lack of empathy. I don’t think this was the intention but that’s how it felt

Don’t move here if you care about quality of life

Pros:
Large apartment, elevator, minimal roaches (but still some) as long as you don’t live next to a trash room.
Cons:
Horrible property management. Washer and dryer are BROKEN. Front door is BROKEN. When I moved in, we had no bedroom door, broken windows, broken oven, broken bathroom lock, broken pipes under the sink, and more. Was told they would be fixed before we moved in. THEY WERE NEVER FIXED!! Our sink leaked the entire time we lived there. We had to keep a bucket under the sink and dump it out every couple of days.

Tenants on our floor were criminals - stole packages, harassed us, constantly fought each other (verbally and physically) in the hallway, even peed on our door :) management kept assuring they were trying to get them out but offered no protection. Management tried to trick us into signing another lease. Bottom line - THEY DO NOT CARE ABOUT THEIR TENANTS. I had such high stress levels living there. I started walking into the building holding pepper spray (never had to use it thank god). This doesn’t even scratch the surface of the mental torture it was to live there. I’m just glad we could get out before things escalated further.

Also - the repair crew they sent to fix the oven laughed at me and told me I didn’t know how an oven worked. The thing wouldn’t even cook a frozen pizza!!! Building owners like this need to face the consequences of their poor decisions. DONT RENT HERE.
Advice to owner:
Get a real superintendent and fix your goddamn building. You’re clearly in it for the money. It is your responsibility as building owners to provide SAFE AND CLEAN HOUSING for your tenants and you are utterly failing.

Could be great if properly managed

Pros:
-Great neighborhood
-Lots of space for a decent price
-Never had issues with water or electricity
-Laundry room down in basement (when things work)
Cons:
-Pest problem, roaches were our roommates
--Exterminators went MIA for months
-Getting anything fixed is an adventure with the management and super
-Building needs its to be cleaned! The hall walls are stained and have been by dropped liquids and what not.
-Equipment in the laundry room often doesn't work and basically steals your money (the dryers wont heat up and dry as an example)
Advice to owner:
-Make sure to follow up with your tenants and make sure things get fixed, this will go along way at keeping the apartments in good shape
-Get the place cleaned up
-Make sure the washers and dryers get proper maintenance
-Keep an eye on the exterminator service, they might be stealing your money

Pros:
Quiet location in a great part of south brooklyn
Cons:
Terrible management, awful super, landlord could not provide basic essentials like working fridge or windows and then lied to justify his incompetence
Advice to owner:
Hire a real property manager and super

Attractive lobby, good noise control.
Cons:
Impossible to get maintenance to actually fix problems. Small roach carcasses in the hallway. Laundry room is nearly unusable due to old, dirty, malfunctioning machines.
Advice to owner:
Actually care about your tenants and fix their problems.
