Old cold building with warm nostalgia factor

Pros:
Love the gardening in the courtyard, it really is a special touch that is so appreciated. The super is great and responsive. I also like the original architectural details (plaster molding etc.), wish they could be highlighted/properly restored.
Cons:
The building is in need of repairs from the broken window in the lobby to the roof door slamming open in high winds (which could be easily solved with a latch). Ceiling leaks and wall cracks are common. There is incredibly poor insulation throughout, I think the energy efficiency rating the building received was a D and it shows. This is definitely NOT one of those buildings that runs hot so that everyone is kept comfortable in the colder months... space heaters are a must as it is usually below the required 68 degrees during "heat season," and regularly below 60 degrees at night.
Advice to owner:
Please do something about the heating/insulation especially on the higher floors. It is incredibly frustrating to receive an astronomical electricity bill when you know it's all from running space heaters...
I hope common areas can be made a little friendlier -- for example, perhaps allow residents access into the courtyard (share the code for the lock?) and add a bench for our elderly neighbors so they can enjoy this unique space.
