Responsive owner and quiet building

Pros:
Have lived here for over two years. Apartment advertised at one price but after I asked if it was rent stabilized I was given a lower number. (This is the broker, not the landlord.) Apartment in decent condition and super has been responsive and helpful. Landlord is actually responsive as well, the best I've had. Building is also nice and quiet. Pets are allowed. Close to train and Brooklyn College. Would recommend.
Cons:
The building could be cleaner, although it's fine. Would like to see more mopping, for example. The super injured himself recently and he works for other buildings too. More assistance would be helpful. The garbage is also kept in an enclosed passageway but open to vermin. There is no elevator and no laundry in the building.
Advice to owner:
Please consider hiring a porter/assistance.

Not clean, owner does not fix apartments, super takes to long to do something as in fixtures
