Dirty downstairs neighbor

Pros:
The shower head was great, kitchen looks beautiful, long hallway.
Cons:
Hot water shuts off after 10-15 minutes of use in the shower, dirty tenant downstairs brings roaches and makes the hallway smell like wet dog and weed, bathtub needs new corking, tiles in kitchen are old and need an upgrade, the floors are so old and thin that every move you make the down stairs neighbor will hear, down stairs neighbor is a complainer and will run to the landlord for anything as he has been their tenant for a very long time and helps with shoveling snow when it snows, that same neighbor makes a lot of noise with his motor bike, Rick music and dog barking. There are some electrical outlets that need fixing in the apt, when we moved in there was some old food and chocolate candies behind the oven from previous tenant which wasn’t cleaned, power goes out from time to time in the summer when it’s too hot and have to wait for Con Ed to fix it. Heat is also controlled by the downstairs neighbor so when you let the land lord know he has to bother that neighbor to put up or down the heat, so neighbor can control heat if he feels it’s too cold or too hot until a complaint is made, there is a side door in the apt that leads to another part of the house but it needs another lock or latch for better security, kitchen needs some major resealing as roaches come from downstairs and fester in those spaces but better sealing in the kitchen can help alleviate that problem. Lastly the screen door when you come into the building is old and has rusty door stoppers which needs an upgrade as well.
