Midwood apartment dream or nightmare

Pros:
Far enough in midwood to feel like your are in the suburbs. Target is very close by along with home goods, laundry mat and grocery store. Safety lights in the hallways just in case the power goes out.
Cons:
Far walk from the train. The building has some serious structure issues. There were several cracks on the celling and water damage. The owner refused to take a deeper look Into the matter. Several tenants complained about pets - specifically a squirrel that lived in the walls! It's very loud due to the traffic and music outside
Advice to owner:
Repair the celling and visit the property to check on the building . Take what your tenants are complaining about seriously.
