Pros:
The building is rent stabilized and in a nice quiet neighborhood.
Cons:
The building is filthy and smelly. Even if you keep a clean apartment you feel dirty entering and exiting the building. The super is slow to respond and does no general cleaning of the common areas. Every time I visit the basement to do laundry or use the service entrance there's a dead cockroach waiting for me.
Advice to owner:
Clean up the building (mop the halls, wash the walls, clean out the heaters in the common areas, fix the basement floor, make the laundry room more inviting, replace window screens, etc.), and have the super post signs when things aren't working. Sometimes the elevator isn't working or there's a flood in the basement. A sign would really help to communicate what's going on.
