Very bad management
Former Tenant
Pros:
Has an elevator. Washer and dryer in unit. Convenient location relative to subway stop.
Cons:
So much is in bad condition, and either gets fixed very slowly or not at all. Always given some unclear or irrelevant excuses when problems are bought up. Unsecure entrance, faulty elevator, broken windows, and poor water pressure are current standout issues. It seems that management doesn't do anything unless it effects their bottom line or they are pushed by the law.
Advice to owner:
The building needs much better upkeep overall, and less constant excuses for why things can't be fixed.

Decent unit, poor management
Former Tenant
Pros:
The building is convenient to the B/Q Brighton Beach stop, the boardwalk, and has plenty of stores around. The units are in decent condition, but with older appliances. Neighbors mainly keep to themselves. Rent is affordable by NYC standards, but not as cheap as it probably should be for the quality of the building.
Cons:
Secure entry into this building is extremely poor, with the main entry lock regularly being broken, which has led to numerous package thefts. The elevator regularly has mechanical issues, as noted per the city’s log of complaints from various tenants over the years. Management is generally very unhelpful and apathetic when issues arise, and are just unpleasant to deal with. Superintendent is nice, but doesn’t really seem compelled to actually do much more than handling trash/recycling.
