Overall a good building.

Pros:
Close to the beach. Plenty of places to get groceries just around the block. Pet friendly. Dishwasher in unit and laundry in building. Units are not outdated (at least the one I resided in). Option for automatic rent payments, rather than just checks. Quiet area 95% of the time. Less than 10 min walk from the train. Exterminator visits done monthly, which you have to sign up for every month. Super in building and very responsive.
Cons:
1hr + from all other parts of the city. Plenty of roaches in the summer. No parking, if you have a car. Management is responsive, but not always. A few times I have walked into the lobby and there is a smell as if a homeless person had been staying there for some time.
Advice to owner:
Management should be more on top of their inquiries. I reported my one of the applicances that came with the unit stopped working over a year ago, and to this day it has not been fixed yet. Thankfully it is not an essential appliance.

Great location, building run down

Pros:
The building is right off of Brighton Beach Ave, very convenient to stores and a block away from the beach. My apartment was quiet and I liked the renovated bathroom.
Cons:
The super is lazy. He’ll either pretend not to speak English or say he doesn’t know when asked a question. The lobby is looking run down and security system never worked while I was there. Homeless lady spent the night in the lobby once. Apartments are small.
Advice to owner:
Get Josh to be more proactive. When I was there he put in a lovely garden. Then never, ever maintained it. It became overgrown with weeds, trash and cigarette butts.

Horrible Building!

Pros:
The super of building is a great guy.
Cons:
Building filled with roaches,mice,rats and other bugs!!!! MANAGMENT DOES NOT CARE! THEY JUST TAKE PEOPLES MONEY AND DO NOT HELP THE BUILDING. AND IF YOU ARE GOD FORBID 1 MONTH LATE ON RENT OR IF YOU OWE THEM LETS SAY $100-200$ THEY WILL SEND LETTERS TO YOUR HOME THREATENING LAW SUITS AMD EVICTION! THEY TRIED TO DO IT TO MY 90 YEAR OLD GRANDMOTHER. THE MANAGMENT HERE SUCKSSS!!!
Advice to owner:
They do not listen to advice when you call them to say something they hang up on your right away. They are schemers and they think theyre untouchable. Thier day will come.
