Quiet spot with great neighbors

Pros:
Fell in love with the view and beach proximity. I’m getting more for my money and can deal with the long train rides while working from home. Overall the management has been active and responds to all issues: reaching to covid, outages, and maintenance.
Cons:
The building is old, and so is the elevator and utilities. The elevator has been better recently but sometimes is an issue as it is an antique (literally). Recently the gas has been out for many months due to safety issues that require construction and permits to fix. It’s unfortunate but understandable. Rent concessions are in place and they distributed hot plates. So it goes.
Advice to owner:
Set up a web based portal for maintenance requests. As younger people come in they will expect this. I know the maintenance staff is hard at work but I’m sometimes they’re difficult to approach. Their interface with residents should be streamlined.
