overpriced bk studio
Former Tenant
Pros:
walls are thick so you can't hear noise from neighbors, control own heat/ac
Cons:
constant leaks, flooding, bugs, building keys don't work on back door so you can be locked out if coming from back parking lot, super and doormen are absolutely incompetent, windows and balcony have no insulation so in winter your heat will be running 24/7, nothing is ever repaired, washing machines constantly broken and they're expensive, ceiling in lobby has collapsed 5 times

This building is costly illusion
Former Tenant
Pros:
Nice Clean hallway
Cons:
Pay your own heat and hot water via cheap units. Hot water will never fill the tub before cooling. Heat is dry like a hair dryer. Cheap carpet on top of cement. In the winter, you will wake swollen from carpet glue allergy and dry heat. No insulation. The property owner and super have HUGE EGOS. property owner acts like a bully and wannabe gangster. Expensive laundromat. Beware! A seemingly cheap studio is a cold and noisy trap where you’ll pay $200- $400 a month to heat water and a room and the minute you shut it off it’s freezing. God forbid you live on 4th Avenue -no noise insulation from a rumbling nightlife and car traffic.
Advice to owner:
Stop being so cheap and bullying tenants. I heard you once tried to shake down tenants with dogs for $1500 to keep their dog!

10031 4th Avenue BK
Former Tenant
Pros:
Location with proximity to Parks, Highways, Bike Paths and Public Transportation.
Cons:
The building Super is very lazy. Will demand money from you when you rent an apartment just to give you the keys. His fee can cost you half your months rent, all in cash, straight to his pocket. He will nag you during the first few weeks of moving in and find reasons to complain about something. They claim to have a doorman but both only work a few hours a day. The laundry room only has 5 washers. The units are all electric and the electrical systems are outdated. Your electric bill will be extremely high every month. They won’t repair the electric system or update anything to help keep the cost down. Packages are left in the main lobby and can easily be stolen. Main doors to building sometimes don’t lock properly.
Advice to owner:
Update the electrical appliances and systems. Redo the laundry room. Add Amazon type lockers to prevent theft of packages.
