Pros:
Central location close to LIRR and AC lines
Cons:
The entire building is infested with roaches, centipedes and other insects. Trash is regularly dumped all over the street and the ally behind the building is a disgusting mess with people loudly partying at all hours.
Advice to owner:
Demolish the building .

Pros:
Started out as affordable until rent increased by $500 in 1 year then another $300 the year after
Cons:
Extremely high rent increases. Severe roach infestation despite hiring my own exterminator after monthly useless exterminator visits. Do not deal with dangerous and violent tenants who impact the safety of others. Never manage the garbage and waste outside. Took months to repair a fridge leading to loss of hundreds of dollars of food.

Starter Apartment For Students

Pros:
I needed a cheap apartment with minimal roommates when I was in graduate school. If I was spending a lot more time at home I would've been miserable because the apartment is just so cramped and dingy.
Cons:
Absolute slumlords, cockroach problem that never went away, packages constantly went missing, very little light.
Advice to owner:
I don't know what advice to give.

Decent Place, Loud Environment

Pros:
There's a cozy and funky element, and it's a bit removed from the main thoroughfare. Accessible to transportation and lots of great places close by.
Cons:
It's on a lean and there's many cracks and separations in the wall for critters to crawl through. There are loud parties almost daily from the afternoon to late night where the music is so loud it's hard to think.
Advice to owner:
Consider placing soundproofing or extra measures to keep the apartments peaceful and minimize noise. Seal all the cracks. Have better response to security measures - we had months of people breaking the lock and occupying the building and it wasn't until one of those people got in the face of an employee that any serious and lasting action was taken.

Not worth what they're asking. Noisy. Violent. Pretty much a ghetto.

Pros:
Proximity to express train. The super is nice.
Cons:
We lived in 2FH overlooking Herkimer Place. Near every day of the summer or warm weather in fall, my partner and I did not have a moment of silence. The people on the street bring massive DJ systems and speakers and play music until 3am. The cops don't stop them because of the defund police protests. They don't stop unless their is rain or snow. At the end of the day I felt like I was being tortured in one of those sensory overload cells in Gitmo. Our walls and windows would literally shake. Once somebody took a shit in the mutual courtyard. I would regularly come home to my tires slashed and stolen in the courtyard. Their is no security or surveillance. Packages are routinely stolen. If you're a single woman I would not consider living here. Its basically a privately owned ghetto.
Advice to owner:
Boost security. Install sound proof window panes.

Pros:
Less than 30 minutes to my job downtown, cheap for a 2br
Cons:
There was a horrible roach infestation from the moment we moved in that the landlord did nothing to prevent. Our heat didn't work for most of the winter. And the sound from Atlantic really is disruptive, even if you're a heavy sleeper.
Advice to owner:
Uhhhh get a real job and stop treating tenants like trash?
