Safe quiet building and block

Pros:
Nice neighbors and clean building, big windows with lots of light
Cons:
We haven’t had any major maintenance issues, but management is slow to respond about small ones

Pros:
Big windows, lots of natural light. Good location.
Cons:
Terribly insulated. Freezing cold in the winter and hot in the summer. Energy bills are crazy. Mice in the apartment and rats in the basement.

There is roof access, the building mates are generally pleasant and maintenance is responsive.

Where to start..
There is a constant influx of people coming in and out of the building after management began to illegally participate in AirBNB.

There is definitely mold in the building of which you can smell it the moment you walk in. My next neighbor/friend had black mold growing in her walls and they insisted that it wasn’t even after sending a “professional” who was employed by them to test.. 👀 she moved and since her departure there has been a new tentant every year.

The landlord is selective about the rent value based on tenant (how they decide this is a mystery of which I have inquired about multiple times) although all of the apartments look exactly the same rent ranges from $2625 - $2400.

The maintenance man is kind and responsive, but they continuously put bandaids on large issue (for example: painting over the mold, half-asses patching over leaky roof that obviously needs a new cap sheet and I’m no professional).

There is no heat in the building, so have inserted commercial space heated in the wall of which they advertise as “central heating” This results in insanely high electricity bill.

Speaking of electric bills, we had to manually send in out meter reading. This isn’t the worst part, they wanted us to go into the basement where there were missing, broken, and molded stairs. After notifying them about how dangerous this monthly operation was they said they would get meter reading, of which they didn’t, I then for fined by my electric provider, Con Edison, on top of a cumulative $2500 bill for all the months they didn’t send in the reading.

I could go on but this is not where I have plans to publish my first novel.
Advice to owner:
Do better!

Get rid of the Airbnb, for the safe of your consistent tenants.

Add 1% of humanity into your company ethos.

And at least PRETEND to care about the building and the people in it.
