Took a long time to fix holes inside apartment that pests were using. Took a long time to do ceiling maintenance and poor clean up job (dust all over our furniture). Noise from overground J/M.

Pros:
The apartment had big windows. It was recently renovated with modern finishes, including high quality appliances. The building has central ac and heat. Short walking distance to multiple subway stations.
Cons:
Trash is horribly managed, the back court yard is unusable since people dump trash back there, thus causing a major rat problem. Management did not seem interesting in improving the system. This led to some rodent sitings inside the apartment, despite us being very clean and cautious.

Packages were stolen regularly. Camera outside building doesn’t work.

Laundry room was not maintained well, some of the machines don’t work at all. There was mold in all for the washers for nearly a year before they cleaned them out. The machines have also ruined several pieces of clothing, they come out ripped.

Man stands outside of 861 with a 5 foot boom box and plays music very loudly, nearly daily. The music is so loud that it sounds like it’s coming from inside the unit, makes working from home very difficult. Man is aggressive if asked to turn down the music.

Management is hard to communicate with. They can be responsive, but it takes a lot of back and forth to get anything done.
Advice to owner:
Create new waste management plan and make sure tenants understand it.

Fix and keep laundry machines maintained/ clean.

Fix camera outside building to help stop package thefts

spacious, renovated, louder than hell

Pros:
beautiful finishes and massive kitchen/living room but tiny bedrooms that don’t have closets. not a single closet in the whole apartment.
Cons:
a man with a speaker blasts music from 10am-9pm every day and refuses to leave. cops won’t do anything about it. he comes even in winter and just sits on our trash cans blasting music so loud i cant hear my own tv. our electric bill averages $454 monthly because the ceilings are 14ft tall. i keep my thermostat programmed to only 65 all winter but my bill is outrageous. con-ed insists nothing is awry. noisiest building in nyc. upstairs neighbors throw massive parties where they remove all the furniture and rent dj systems.
Advice to owner:
install noise reducing windows and screen your tenants better. apply punishments for tenants who smoke cigarettes/blast music at 3am instead of letting them continue to do it.

Fake nice apartment in bad area with high rent

Pros:
Windows are a plus and high ceilings if you’re on the top floor. You do have access to a lot of great train lines and are close to most great areas in Brooklyn.
Cons:
Property owner is rude and unresponsive. Expect to pay tons of money to live in a bad area in an apartment that is “remodeled” but falling apart. Our bathroom tiles fell off 3 times in the year we lived there.
Advice to owner:
Listen to your tenants so that 1 person stays more than a year.
