The WORST apartment + Landlady I've ever had

Pros:
Location, the only pro I can think of.
Cons:
1. Landlord response is close to 0;
2. Landlady's son who lives downstairs often screams (mentally unstable), texts, complains even when people are sleeping;
3. The 2nd floor bathroom tub sank into a kitchen because the ceilings are rotten and water damage on the house is CRAZY;
4. Every once in a while toilets leak, resulting in water going down 3 (!!!) floors, and Landlord responding in 2-3 weeks;
5. Garbage is completely managed by tenants and landlord won't allow for garbage bins to be placed in backyard or front year, they have to be on the patio on the second floor;
6. Landlord started a 2-month-long (!!!) renovation on the house internally, saying it was 3-day job, resulting in intense amount of dust / health hazards while still renting out the units for FULL PRICE!!!
7. Landlord won't create a lease, won't give downpayments back, to avoid paying taxes;
8. mail gets stolen / lost all the time;
9. 0 communication on Landlady's end on house improvements.

This is truly the nightmare to deal with, even with New York standards.
Advice to owner:
consider hiring property manager.
