Avoid at all costs!!!

Pros:
High ceilings, decent water pressure, relatively quiet street
Cons:
Apartment 1L has had four different sets of new tenants in ONE YEAR. Why? The building has no real water proofing anywhere. Any time it rains, 1L WILL FLOOD, GUARANTEED. 1R will also see water but way less than 1L. 1R gets all the water that pools in 1L (fun!) There has been aggressive mold and mushroom growth, moldy walls and closets, beetle infestations from the rotting wood, bubbly walls from water damage and leaks, and more. There was also an insane rat infestation that went on for months without the landlord doing anything about it. Even the exterminator came once and was shocked at how indifferent management was about everything (the exterminator took it upon himself to make sure WE were comfortable -- gave us advice and was on call for us just as a nice gesture!)
Generally speaking the property manager/landlord Joel is absolutely a horrendous slumlord. You can submit a ticket in the portal, he’ll call you, and then nothing else will happen at all. The maintenance guys are very inexperienced and are ill-equipped to do anything. The building is every rarely cleaned (the ground floor hallway is swept once a month), trash is often overflowing, trash disposal is never done correctly and things will sit and rot for weeks, and the building gets nonstop fines from the city for improper disposal. If you need anything fixed in your apartment you better be super handy because no one is coming to do it for you. The super is a ghost.
Lastly the rear apartment/"house" is a revolving door of temporary tenants. Most don't care about the building at all as they are transient.
Advice to owner:
DO LITERALLY ANYTHING, PLEASE.

high ceilings, laundry in basement, up to date bathroom, wood floors
Cons:
management is extremely slow to respond, all work orders take a very long time to process, not enough notice (under 24 hours) for when people will be entering the apartment
