D energy rating on the building means your coned bill can be $500+

Pros:
- common areas are kept clean, in-building gym is a nice perk
- maintenance guy is very responsive
- free exterminator visits monthly
Cons:
- freezing all winter. there is no insulation, and often the owners don't even heat or cool the hallways on the top floors. you can bump the heat as much as you want and pay a fortune, but it goes right out through the walls / windows. I've had coned bills that here that were as high as $650 for AC / heat. owner does NOT pay for heat.
- roof is always a mess after the weekend (cigarette butts, leftover liquor bottles, discarded joints), neighbors don't pick up their dog poop despite multiple signs
- people foster unknown dogs here and let them off leash on the roof. I have witnessed dogs get bitten / attacked up there before
- there's mold everywhere, obviously. if you report it they come paint over it . . .
Advice to owner:
stop alienating reliable tenants by raising the rent $300 a month every single year. no one can keep up with that.

Pros:
Great lighting, responsive super, common areas were fairly clean, decent community
Cons:
Some dog owners are gross and let pets pee in elevator and hallway and not clean after them. Some neighbors are loud or party in the rooftop. The walls are thin so you’re dependent on your neighbors being decent people.
Advice to owner:
Keep the noise down

Close to transportation and a bunch of shops. Rooftop access. Modern facilities
Cons:
Sometimes getting things fixed up takes a while.
