Good and bad - overall mid

Pros:
The location is great. So easy to get to the High Street subway station and York Street Subway station. We also love Dumbo and love how clean the sidewalks are around the neighborhood. Bob - the main guy who does all repairs in the building- is truly the unsung hero of 30 Washington Street. He's super responsive and very friendly. Also love the view from the roof.
Cons:
A lot of things. Being on Washington Street (especially on the first floor as we are) can be a headache with all of the tourists. We can't keep our windows open because if tourists are standing on the sidewalk smoking, the smoke can instantly be smelled in our apartment. There is zero ventilation in the apartment and in the hallways. The air feels so still all the time. As a result we are constantly running the HVAC unit, which I don't love doing. Also the AC unit constantly turns off even though it should be on. I've message the property manager about this, and they "fix" it, but it isn't really fixed. The roof view has a great view, but the flooring of the roof is caving in. I've tripped multiple times, and I'm honestly surprised they haven't fixed it because it seems like a broken ankle lawsuit waiting to happen. Finally, they can be a little more responsive and responsible about bringing packages to the package room and organizing the accordingly.
Advice to owner:
See cons above, as there are some recommendations in there. Also give Bob a fat raise, he deserves it!

Old warehouse charm minus the ick of the 90's aesthetic. Very thoughtful double - double pane windows (two sets) to drown out noise of Manhattan Bridge. Great rooftop, but needed new furniture. Well maintained, competent management and supers.
Cons:
The instagram popularity of the street right out the front door. No door person to keep them at bay...

Cons:
Bad light, no view (faced another building in our case). Too many tourists taking pics of you when you leave the building. They try to sneak in to get to roof too...

Great interior, annoying location

Pros:
Everything on the inside of the apartment is great. Management is great, apartments are spacious with all the amenities. Nothing to complain about on the inside.
Cons:
Living right on Washington st is quite annoying due to the tourists constantly taking pictures. I’ve had to ask tourists to leave the lobby of the apartment in several occasions because they’ll slip in after a tenant to avoid the weather, charge their phones, etc.

It's "fine," but price demands "excellent"

Pros:
the building is amazingly soundproof. no major issues with elevator or other serious problems. nice to have wood floors, nice appliances, etc. but I consider some of these features a bare minimum at this price point. The place is well-maintained, floors are vacuumed weekly and garbage is regularly serviced. Super is amazingly responsive and helpful.
Cons:
certain aspects are just unacceptably cheap. No real ventilation system drives us nuts and leaves us living in a stale environment with constantly running, loud, crappy air units that regularly break/short-circuit. the door buzzer is overly complicated and sometimes doesn't work correctly. Tenants really need to have some respect for their neighbors and stop letting their dogs pee directly outside the front door, it's disgusting.
Advice to owner:
Exposed ducts are a thing. please, for the love of god. people live here. we need air flow.
Overall would like to see Two Trees use some pull to make the street more livable for tenants. I typically don't like a doorman and at first I appreciated the low-key entry style of this building, but I think it's time to consider one here, to keep the entryway clear of tourists and to ensure packages are moved to the package room timely (there is significant backlog at times). Further, for security, as people constantly sneak in behind tenants and with the amount of foot traffic on this block, that could be anyone.

Relatively clean minus roaches roof

Roaches on roof, grill broken, roof unstable and dangerous for walking, constant break ins and no additional security provided, tourist central outside door.
