Great Building

Pros:
- great amenities (rooftop pool anyone?!) - grocery store across the street - great light and windows in each room - nice neighbors and building staff
Cons:
- smells like dog pee outside because of all the dogs! - pool only open from MDW to LDW - even if weather is still hot - gym is small / not cleaned well

Deceitful and neglectful management

Pros:
Amenity building in lovely Greenpoint about 5 mins from the G. Rooftop pool and wonderful super/building staff.
Cons:
Management did not tell us that our unit was underneath the building gym. We have extremely loud banging noises at all hours and they have been a nightmare about it and would not let us move to any other unit in the building. There have been many other problems and they are so unresponsive and have basically ghosted me.
Advice to owner:
Follow NYC laws and help your renters find solutions to problems you’ve created.

Worst management - ignoring smoking, noise

Pros:
Nice pool and fun scene
Cons:
Management awful - they refuse to help with noisy neighbors and constant cigarette smoke. They don’t care about us and just milk us for money without fulfilling their responsibilities. High rent for what it is.
Advice to owner:
You can’t charge luxury prices and ignore your tenants. Those who can afford these rents have better options where management doesn’t ignore us and laugh at our problems.

Great building with bad management

Pros:
People working there are great. Nice location and good neighborhood.
Cons:
Management is really bad. They just trying to rip you off. Whole winter we had issues with heating. It was off and on. Rent increase is wild.
Advice to owner:
Hire nicer and more polite people in management. They should know better,

Concierges are very nice people!
Cons:
Too many dogs, they are peeing in the hallways and it’s disgusting! Very busy Mcguinness Blvd, can’t sleep without earplugs. Outrageous prices for the pool, $400! Seriously!
Advice to owner:
Create more restrictive rules for pets owners!

Great building & amenities

Pros:
Loved living in this new build apartment - the amenities were great, and the location was perfect for being in Greenpoint. All of the building employees were friendly and very responsive.
Cons:
There was only one real functioning closet for the full apartment (in the bedroom only) - not much the management could have done, but keep note if you need extra storage space. Also, the pool moved to a reservation system during COVID, so it became difficult to enjoy because they were all booked during the summer (this may have changed since, however).

Love the roof top and modern fixtures

bad management company building was built cheap so things are falling apart and the building is new can hear neighbors cause walls are so thin
Advice to owner:
do your job and fix the work orders quicker. and actually respond to your tenants. Stellar is a joke

too expensive for what it is

Pros:
It’s clean and there are very few bugs. The pool is nice. This was a good deal but with rents where they are, it doesn’t make sense given other options.
Cons:
Rent is up 50%. Then, They really take advantage of you and they charge extra fees for the amenities. McGuinness Blvd is really loud with trucks and fire station - can’t sleep well without ear plugs. The elevators are awfully slow and scary. Why haven’t they been fixed?? Management is really slow to respond - lots of turnover at the front desk, no one answers questions with authority.
Advice to owner:
Hire a full-time person to be responsible for urgent resident inquiries, lease questions, etc. there are hundreds of residents and no one to answer questions. Given the rents, you can do better. There are other new buildings in Greenpoint now that are better service and more competitively priced.

Thin walls, expensive

Pros:
Gorgeous rooftop views and pool in the summertime. In unit laundry.
Cons:
Rent has gone way up, the walls are thin and you can hear your neighbors’ dogs, kids, etc. I wear noise canceling headphones all the time.

Modern living with beautiful amenities.

Great staff, nice new apartments.
Cons:
Expensive, a few odd neighbors so doesn't necessarily feel like management do their due diligence before someone moves in.
Advice to owner:
Do your due diligence for renters, don't be greedy with pool-fees and fix the slow elevators.
