Worst landlord I've ever had.

Pros:
Good price for the size.
Cons:
The owner, Angelo Ortiz, is a slumlord. He has multiple violations on his buildings. We didn't have heat for DAYS at a time in the middle of winter and Angelo was TERRIBLE at getting it resolved and responding. His attitude is gross. He sends a maintenance person who is nice enough, but doesn't specialize in what is needed to resolve it permanently. The heat CONTINUED to not work and Angelo kept sending a temporary fix. Freezing cold in the apartment, but Angelo does not care about his tenants. He would take days to reply and not offer any resolve unless you threaten to report his buildings to 311. Look up his violations, there's plenty more I'm sure weren't reported because Angelo likes to use intimidation tactics. The basement (where the boilers are) was so full of dead rats and garbage that the national grid employee wasn't able to turn on my boiler for the first three weeks of my living there and Angelo refused to have someone clean it in a timely manner. He has zero empathy and is the definition of a trash landlord. NYC allows for 14 days to return a security deposit, he didn't return mine until 30+ days later. After multiple unanswered (and polite) texts, we finally threatened to take him to court and that's when he responded (manically, as usual). He doesn't reply to you unless you threaten him and his reply is usually, "DON'T THREATEN ME, YOU DON'T KNOW WHO I AM," or some ridiculous variation of that. Small, tiny man, who doesn't deserve to be a landlord. Unresponsive, uncaring, unkind, and unempathetic. Also owns 297, 297A Broadway. That corner of Marcy/Broadway. Avoid.
Advice to owner:
Sell the building, you're not cut out for this life.

Beware of Slumlord!!!

Pros:
Very nice neighbors.
Cons:
Vindictive slumlord who refuses to return security deposits. Building issues galore! Slow response & refusal to fix slightest problems. Bedrooms have no windows, which is illegal. Heat & water can go out for days at a time in the dead of winter. Due to the front door never getting properly fixed, random people enter the building to do drugs. Packages get stolen often. Buzzer/intercoms don’t work either. Landlord is made aware of these issues but chooses to do nothing.
Advice to owner:
Treat tenants like actual human beings. Fix issues in a timely manner. Return security deposits. Give a damn!

Close to subway and a bunch of things to do near
Cons:
Owner is awful, doesnt respond, super is nice. Apartments are smaller than they look. But overall not bad if at right price, just know it’s tough dealing with owner
