Door was not insulated. You could see right through the top, side, and bottom of the door. Water would come into my bedroom and onto my electronics if it rained hard enough. They never resolved this though they said they would when they bought the building from my private landlord. They also said they’d insulate the air conditioners in the wall and did not. Maintenance came out to look at the building as I was having issues with exposed wiring, cheap paint bubbling up and exploding all over the floor, ants coming into my bedroom, etc., the man who worked for them said it’d take years to fix everything they need to fix. The Highview property management company failed to fix any of these things despite being told they would. I had to call 311 twice and they did not come out or reach out either time. They offered a lease renewal and said because I’m such a good tenant they’re only going to increase my rent $500 which would be $2800 plus electric, gas, and gas heat. I live alone. I asked if we could discuss working something out as there’s so many issues that need to be resolved first. I received no answer for a long time. Well over a month. When I finally received an answer, I was told suddenly they decided they wanted to renovate and I had 60 days to leave. Mind you, this was over email and not a legitimate legal court issued document but a typed out email just stating what was previously mentioned. I did not know how to respond to this so I contacted a lawyer who said that was not at all legal and they cannot do this, this way. I was not even given 90 days notice of the lease not being renewed. Before this, I was injured while working at my job falling from a platform and ruled 100% totally disabled by both an orthopedic surgeon and a spine specialist neurologist. I have no family or friends in the area as I am not from here. I am from the south United States. The lawyer I spoke with pulled up the property address all the way down to the zip code ensuring it was correct to reveal they were out of code with the city and could not evict tenants, regardless because of their legal standing. Mind you, this is not an actual eviction, they want to renovate. And by renovating they’re wanting me to leave permanently instead of providing another place to live while they do. They then sent a random person to my building who did not work with them to try and give me a 30 day notice. This was following water flooding from my kitchen ceiling light, a brown liquid. I had a bucket it was pouring into. No one came out. No one fixed this. It eventually slowed down but the light would not ever turn off after that but flickered constantly. I let them know I’m epileptic and it was giving me an awful headache. They did not come out then either. The 30 days notice was not a court ordered document yet again. They said they wanted possession of the apartment. Again, disabled, I cannot lift or move anything. I have no where to go. I let them know this when I put in the maintenance request for my ceiling light. They did not care. They also claimed in the letter that I had someone living with me Jane Doe and John Doe, whom I have no knowledge of. I do have someone who one weekend a month will travel almost 2 hours south on transit to sit with me and help me obtain groceries and such since my accident. It’s the only person I had in this city before they had to move upstate. They try to help physically when they can. I am bound to bed rest mostly but can get around some by crutches with a back brace but it is a risk for me to leave my apartment alone other than to go directly into an Uber to and from doctors appointments. There is a risk of paralysis while I’m recovering if I fall. My apartment is too small for a wheelchair unfortunately. Also to note, the heating bill was rarely under $200 in the winter months. Electric was rarely under $150 during summer months. Again, it’s only me living here. They will not fix anything going on with the apartment. They require you use their tenant portal to pay rent but it costs fees. The lowest fee is if you use an account and routing number. Regular debit cards will have a charge. And god forbid you have to use a credit card, my fee was $65 additional. I was unable to leave bed but they punished me for wanting to negotiate. I lived here years before the new management company bought the building from the private landlords when my neighborhood began being bought out rapidly due to a cheap market and gentrification. I also paid on time and months in advance many times. I began withholding rent from the new company when they would not fix anything and then gave me notice of termination while not in a lease. They would not work with me. They will not work with you. My neighbors are all moving out. Oh and the backyard? Its uneven so the guy who lives in the basement illegally (not his fault - they rented to him) has to shovel out water when it rains like I have use every towel I have to keep water from drowning my apartment as he has a door that accesses the backyard. I’m pretty sure my gas bill covers the building even though it’s not in my lease. It’s ridiculously high. It’s not in my lease but no one will take care of the yard for you. It’s a lot to maintain. It doesn’t have the soil to grow plants and would be washed out even if it did. But you have to use your own mower weekly and large scissors to cut all of the weeds. There’s poisonous plants that grow rapidly (poisonous to any animals), they’re purple. The back door which is through the large bedroom swings open with too much wind even if the door is locked. It is not a safe lock. Anyone could push the door in with a little force or unlock it with a credit card. There’s no bolt or chain. The building neighbors party in their backyards pretty loud, though mostly nice people. They will also be very particular about recycling in a way I haven’t seen yet. You have to have three trash cans, paper (clear trash bag), plastic or glass (clear trash bag), and regular trash (dark trash bag), none of these can be mixed at all or you will be charged a fine. Any broken down boxes must be tied together. There’s only three outdoor trash cans for two buildings so good luck getting them in the cans. The guy nextdoor, Chris, will be extreme about this and threaten you with fines. As well as what you put on the curb and how to do it (I know this from neighbors in my building). The bathtub had rust in it when I moved in but I didn’t notice until I actually moved in and the landlord told me to cover it with a bath mat so I did but found really quickly that the bathtub molds within days as the water sits for a long time before draining. I think the floor is at a weird angle or something. I’ve never seen anything like it. And don’t expect to ever be able to reach the new management company or hear from them unless they want to reach you about something. Highview Management/Stuyvesant Realty LLC., is an unethical company that does not go by the law and does not repair things, and will show no mercy when you’re at your worst, like disabled for example. They can’t even abide by their own city laws. Any Jewish holiday or Fridays-Sundays you also are SOL if you need them. They’ll claim to fix things but won’t. Like the buzzer to the third floor which receives daily packages and they will ring your bell and second floors bell as early as 8 am some days. It goes on throughout the day. Even on weekends. It’s not the third floor tenants fault. It’s also not the basements fault as they shouldn’t be living there either. The leasing agency lied about them living there to the city and told residents here that the basement tenant would have to move because it’s unsafe. It’s been 7 months and he is still there. He is a lovely person but it’s just an example of what they do. They don’t even have a mailbox.
