Descent slum lords; Highly disorganized

Pros:
They are quick to respond to maintenance requests although they often send incompetent people to do the job. The apartment I lived in had many things illegal and not up to code which made it quite cheap.
Cons:
The management is extremely disorganized. Once we almost had an electrical fire and took them 3 weeks to replace the breaker. They sent several different electricians, one who said the entire breaker needed to be replaced, and then a second who gave them a cheaper option of replacing some fuses. After two weeks and a 311 report they finally replaced the circuit breaker. They also claimed we were not paying rent for a year which was absurd because we paid through their online portal.
Advice to owner:
Stop breaking the law? I don’t know my only advice to landlords is to get a real job.
