The front desk staff is very friendly and responsive!
Cons:
The management company is completely neglectful... despite the high rents, we've had major appliances not working for up to 6 months; I'm glad to give more details on this. For the appliances that are not working we have been diligent in sending weekly emails, calling and submitting maintenance tickets. We've spent hours and hours trying to get basic services met. I would recommend if you have other options to choose other buildings in the neighborhood since it's very time consuming to get basic maintenance issues addressed.
Advice to owner:
Please respond to tenant requests in a timely way.

Solid, reliable building

Pros:
Favorite building I’ve lived in so far. It was shockingly quiet despite proximity to the trains. The building staff is lovely & goes out of their way to help. Could never hear the neighbors. Water pressure was glorious. Never had to deal with pests or stolen packages. Truly a well-made luxury building.
Cons:
The application process is intensely competitive & really over the top. The default appliances, like the washer/dryer and dishwasher, are kind of cheap and will break within a few years & need to be replaced (except for the top couple of floors which have premium appliances). Huge parts of the wall are concrete or steel, which made it impossible to install curtains as a renter. Tons of tourists & construction & movie shoots outside, but still very livable.

They have buildings in nice neighborhoods.
Cons:
Jessica Richmond the building manager treated us with hostility and was very difficult to get in touch with. We would recommend avoiding Fine Times Inc if you are able to find an apt in a different building.
Advice to owner:
We would recommend being kinder to tenants.

100 Jay is the Best Building in NYC!

Pros:
This building is a real find. I have been renting there for three years and my experience has been flawless. The building itself is built really well. Triple-pane windows totally obscure outside noise—even the subway. Ask any other “luxury” buildings in DUMBO if they have triple-glazed windows and the answer is always no. The building staff is amazing. Many have been there 10+ years since the building opened, if that tells you anything about employee satisfaction and morale (it should). They are uniformly friendly and helpful, esp. Maria, John, Aldrin, George, Raj, Guillermo, Larry, TJ, Stephanie, Eddie, Joe, Mike the on-site building manager, Olivia the Solstice Manager, and Pierre the uber-manager. Those are just the people I’ve dealt with most—the staff all is great. Kevin and Renee at Lisa Mgt. also have been a pleasure from start to finish. FYI, I am not sure who “Fine Times,” mentioned in a previous negative review, is. The building is managed by Solstice, and sponsor (builder retained) units available for rent are managed by Lisa Management. Maybe “Fine Times” owns / rents a single unit? That review is not representative of my experience or that of my neighbors. I write this review with some sadness as I prepare to move my things out (I moved out of state late last year), but I hope to be back at 100 Jay someday when / if I am back in the city.
Cons:
Negatives: “Front and York” going up across the street occluded my views a lot. The on-site valet garage is terrible. I recommend the self-park garage a few blocks up Front St. instead. Most of all, I am sad to move out!
Advice to owner:
Keep treating the staff well and running a good building.
