Rough building bad management company

Pros:
Currently price is ok only after we had to negotiate out of court for an illegally rent increase we fought.
Cons:
Terrible management company always looking to screw the renters as much as possible. Had heat issues whole first year where I was without heat and took 6 months to fix. Building is not up to date. Everything is fr the 1990' to early 2000's. Run down floor boards are busted and have two doors hollo doors barley still on the hinges.
Advice to owner:
Just care a little more about the property if you want better tenancy.
