terrible management, many historic and existing code violations

Pros:
Location and space.
Cons:
The management company is absolutely atrocious. Entitled do-nothings who are clearly used to getting away with gross negligence. Both incompetent and malicious.

Negotiate Hard

Pros:
New building and the landlord could be flexible in the right circumstances. The landlord reduced my rent due to COVID when I told him of my situation.
Cons:
Negotiate hard with the landlord from the onset. They will take advantage of you if you don’t speak up and stand your ground. The building is alright to live as long as you play hardball with the landlord. That being said, if you run into issues, the landlord does empathize with you and is willing to work with you to find a solution. Overall, it wasn’t a bad experience. It would be better if the landlord responded quickly to service calls.
Advice to owner:
Respond quickly to service calls and have your own staff as opposed to contractors only.
