Good outdoor space, great amount of space in apartment, conveniently located
Cons:
Outdoor space was wet and unmaintained, management was unresponsive to plumbing issues and would try to cast blame about lack of maintenance on tenants

Great location! Rooms on opposite ends of the apartment, which is great for roommates. Balcony is nice. Pet friendly!
Cons:
Management does not care about tenants or safety. The front door can easily be opened without a proper key, and management has been informed of this multiple times with video evidence, but has not changed the lock. Management also responded to water damage in bathroom by painting over it. We were told the common spaces would be cleaned weekly, but they were cleaned less than a handful of times during the 2 years we lived there. There is a history of tenants not receiving their security deposits back.
Advice to owner:
Take tenant safety seriously and return security deposits.

Ok apt but terrible management experience

Pros:
Location to subway, shared rooftop and onsite laundry. Bedrooms are on opposite sides of apartment and the private balcony is a nice size. Bedroom sizes are also pretty good for NYC and each room has a built in closet.
Close to Trader Joe’s, good restaurants and bars. Whole Foods isn’t far and there are good neighborhood grocers.
Cons:
Prop management company is not responsive and tends to be rude and dismissive. Frequently either refuses to answer questions, provide information or casts blame on other parties.
Requests for maintenance were often met with a no or excuse to why it couldn’t be done. You would either have to badger the woman in the office or call the building op directly( if you could get his number).
We were sent threatening emails from the office manager for failure to uphold the terms of the lease, when we provided proof that this was not true there was no apology or acknowledgement that her behavior was unwarranted. A move out inspection was scheduled, with a set time, but no one showed up and phone calls and emails were ignored. Requests for our security deposit to be returned were ignored by the office manager and had to contact the building maintenance mgr to get help.


Apartment cons-
Plumbing is constantly backing up, had to get the lines cleared regularly and the prop company puts that on the tenant.
Everything is dated and the bathroom is not nice, all caulking is discolored from mildew or missing.
Windows are old and not sealed well so they either leak water or hot/cold air. Common space has poor ventilation so temp is always significantly hotter than bedrooms year round. Had allergy issues from the ongoing leaks.
Only storage is the bedroom closets, kitchen cabinets are almost nonexistent and there is no counter space. The only counter space is behind the sink and a small sliver between sink and fridge.
Front bedroom is very loud with the street noise that comes from pedestrians, cars(stoplight honks and tons of sirens), and the people that party outside on Hoyt 24/7. Back bedroom is quieter but does get the party noise from Hoyt.

Listing says 8 units but there are actually 10- 2 in the basement plus 4 floors above ground with 2 each.
Advice to owner:
Get someone with better basic customer service skills to handle tenant communication or give her some training. Even basic questions that should have been no problem turned into terrible and frustrating experiences, for all parties.

Awful mnagement, ok apartment

Good noise control from other units, roof and garden access (too mosquito-y most of the time), good location
Cons:
Awful management, not responsive to issues like leaking windows, told renters “we won’t fix your outlet because your lease expires in a few months,” won’t give you the number of the super. During the pandemic when they did get someone in to fix an issue he made a big deal and rolled his eyes about wearing a mask. Upon moving out they made me wait for three hours for someone to come check the apartment because they failed to tell me he came earlier in the week and I didn’t need to wait for him at all. Woman at the front desk of the management staff will literally tell you she won’t answer phone calls or emails and that “she doesn’t have a good way to get in touch with her.” Failed to return our deposit within the legal time frame, and I had to go to their office in person to get them to do anything about it. Terrible terrible company, don’t live here.

Hire a new management company!
