Place is nice, management is a nightmare

Clean, good location (though far from transportation, semi close a lot of stuff), nice rooftop, nice to have a pool and decent gym
Cons:
Management. We had a leak that cause the floorboards to rise. We had to move apartments so they could replace the floorboards. They tried to charge us 2 rents for the time it took us to move, from a problem they caused by installing faulty washer/dryer, despite putting in writing that we could move slowly and we would not be charged two rents. It was completely absurd.
We ended up going to court and the judge sided with us. It was an absurd process where they lost money just to be the most evil company imaginable.
They also installed cheap/broken appliances. Had the dishwasher and washer/dryer replaced 5 or 6 times in the 3 years we lived there. If nothing goes wrong, it's a fine place to stay. If anything goes wrong they are the most inhuman, corporate, suck your soul people imaginable.
Advice to owner:
Fire Celia. Be human. Grow a soul. I don't know, you have no interest in human things. You are sociopathic to your core so I guess there isn't anything to advise.

- Gym in building - Laundry in unit
Cons:
- Doormen leave the desk unattended, especially at night and do not lock doors. Anyone and everyone can walk into the building - The building basically runs a night club open to the public on the rooftop on the weekends at night. Every night, people walk in and out of the building going up to the roof for parties with DJs. No one stops these people from coming iin - The building runs some units as Airbnbs - Packages do not get put away in a timely manner, allowing the opportunity for theft - Landlord does not return security deposits back in a timely manner

Hire better doorman, better security

- Building is good has a really good rooftop, good pool, ok gym. - Management is good. Very responsive, try to help out as much as they can. - Staff is amazing. Concierge guys are really helpful and welcoming. Best part about the building.
Cons:
- Location is an issue. It's right across a combined fire/police station and you can hear sirens really up close if you have one of the street view apartments. ALL THE TIME! - It's in the great neighborhood but it's right on the edge. Brooklyn downtown is nice but the building is right on the edge of all the good blocks.
Advice to owner:
Upgrade gym equipment!

Solid building but pricy

Large rooms, lots of light, elevator, friendly doormen, pool, and great view from the roof
Cons:
Too expensive, 10min walk from nearest subway, ConEd bill was insanely high- perhaps due to the old AC systems. Management I was also very unresponsive with regards to getting our security deposits back. We were told 2 weeks after we moved out that there were no deductions and to provide an address for the check to be sent. I had to hound the building manager for over a month and a half AFTER that before the check was finally sent. When I asked for an explanation as to why it was taking so long, I was not provided with one. We moved out 7/31 and did not receive our security deposit back until 9/16.
Advice to owner:
Make an effort to get the security deposits back to tenants promptly

Generally you can’t hear your neighbors from apartment.
Cons:
Terrible management, door man turnover is same (they leave to go across the street or next door for double pay). It’s good but I wouldn’t have rented here if my friends weren’t nearby.

This was a really nice building. It was kept clean, units are a good size, gym is usually pretty empty, the roof deck is nice.
Cons:
Management was slow to respond about maintenance issues, some people would let their dogs go to the bathroom on the roof. Rent is expensive now for what you get and the website is misleading with some amenities

Respond to requests sooner

Ignore the Google Reviews! This building was perfect. I had a beautiful 1 bedroom and it worked out perfectly.
Cons:
The only con is the increased rent. My prorated rent was $2600 but it has since jumped to $4000+!

Pool is nice, but should have had a glass roof, what happened to that plan?
Cons:
Amenities don't receive maintenance, requests from tenants often go unanswered even when solutions are simple. Zero consideration for the simplest request. A few examples:
- Huge fly/bug infestation in the lobby has not been taken care of for months - Covid 19 caused all shared building amenities to shut down (which is understandable) but why do the tenant still need to shoulder the responsibility for this? The cost should be split between management and tenants. - Scaffolding is left up for years blocking apartment windows with no information given on when it will be taken down and no compensation for effected apartments. - Building AC unit on rooftop broke down a few months back and now is constantly emitting a terrible screeching sound that basically ruins the relaxing rooftop experience for everyone.
Advice to owner:
Redo the gym (while making it a no-weights gym) Actually listen to tenants and negotiate with them.

Not what it use to be

Great location. Building staff and front desk guys are amazing! Building is always clean and repairs are fixed quickly. Units are great sizes. Roof top is great when it’s not crowded.
Cons:
Management company is horrible. You have to mail your rent out to them every month and they lost ours twice and charged is late fees! Allowed a 1br to be flexed into a 4br to accommodate more college students. Which then declined with noise level and access to amenities. Hallways need a reno.
Advice to owner:
Clean up managements attitude when dealing with tenants.

Building not well kept Almost 1/2 of gym equipment out of service entire time we’ve lived here Underwhelming from every aspect Service requests and outreach to management go unanswered until follow ups Our neighbors smoked pot 24/7 and it seeped through our walls - despite multiple complaints and it being a non-smoking building nothing was done

Nice, respectful, professional staff. Access to Gym, Pool, Rooftop access. Quick response to repair and maintenance request. Cleaned regularly. Management responsive to emails. Some units have washer/dryer in them.
Cons:
Building is close to a busy intersections and a highway. Depending what side of the building you’re on, you can expect constant traffic noise.
Building is also in a strange location. At least 10 minutes away from stores, restaurants and subways.
Some gym equipment would never get fixed and other building fixes would not be taken care of or mana garment would not give any information on duration.
Advice to owner:
Better sound proofing measures for apartment facing streets and highways.

The views are nice, great rooftop, doorman, the market around the corner is amazing. Pretty speedy with maintenance requests.
Cons:
Anything beyond a regular maintenance request is a headache. Subleasing is not allowed. And they charged me for damages to the floor that was there before I moved in. We specifically sent a request the day we moved in to document it was there and they still charged us after 6 years of living there. Their arguments were baseless but the request didn’t have images attached. Make sure you take pictures is all I’ll say.
Advice to owner:
Better manage claims over unfair deposit returns.

Great pool, uncommunicative management

The pool is lovely, has natural light, a life guard, and is never crowded in the mornings.
Cons:
Management never responses to complaints or concerns. EVER. I have contacted them several times regarding people going maskless in the gym and how they got rid of the building’s gym attendant (who took temperatures, regulated tenants going in and out of the gym, and clean in light of COVID).
Advice to owner:
To communicate more and more effectively with tenant.

Front desk and maintenance line staff are almost universally good, friendly, helpful people. The amenities are generally pretty good.
Cons:
Superintendent isn’t responsive to repair requests without a lot of prodding. Front desk staff is wildly inconsistent with letting delivery people and other non-residents waltz right in. Management has dragged their feet on renewals in violation of Rent Stabilization laws and been unfairly inconsistent with concessions to renewing tenants. Mosquito and fly problem in the lobby and elevators. Tenants frequently violate rules against pets and smoking on the roof, and against smoking (cigarettes and pot) in the building (it is a completely smoke-free building, in theory).
Advice to owner:
Fulfill your obligations to, and be responsive to, to your long-term paying tenants. Enforce your rules against all tenants.

Current super is awful. Rude and does not do many of the things the previous supers have done so building is starting to fall apart a bit.

This is a ridiculous “mandatory field.”

Decent mid range luxury, management could be better

Amazing rooftop, huge, great views. Decent small-ish gym and a pool. V quiet between apts - never hear the neighbors. Great neighborhood, close to Fort Greene Park, Brooklyn Bridge Park, multiple subway lines. Nice building staff.
Cons:
Noisy if ur BQE side with traffic, while internal walls are good, windows are poor for noise. Noisy AC/heating. Maintenance requests can take a long time and often need elevating to Mgmt. Mgmt can be inflexible and unhelpful.
Advice to owner:
Be nicer to the tenants! Happy tenants will renew and recommend to others.
