Beware! Apartments are full of mold!
They only care about their money and not their tenants
They say building is only 10 years old, but they bought the building and renovated at 12 years ago

The apartments are sunny and well maintained. The showers are nice and have great water pressure. The super is very responsive and generally friendly, even though our dog always barked at him. I liked how pet friendly the building was. Common areas were cleaned several times a day. We briefly had a mouse problem and they responded quickly and thoroughly. Management was generally responsive to issues, repair needs and complaints.
Cons:
our apartment faced a school playground that was used by two different schools and had children out playing all.day.long. Very loud screaming children. Staying home sick was not a restful day. I have a child of my own so I know that cannot be helped but very frequently the school would have fairs or parties or gatherings, and sometimes even on an average day, during which they would set up HUGE speakers that were facing this building and therefore blasting music into our apartment. The doorman turned over at least four maybe five times in the 8 years we were there and with each change it seemed like the doorman's hours were cut. So sometimes it could take days to collect packages. The elevators could be glitchy but its not such a big building that stairs are not always an option, if you are able to climb stairs. I wouldnt take an apartment here above the first floor if you have a mobility limitation. There is some strange "utility" charge that gets added to your rent each month that I could never figure out what it covered as we paid electricity and gas separately. The machinery in the gym is pretty low quality and not well maintained but its still nice to have that option. Dryers and Washing machines also seemed to break down frequently.
Advice to owner:
Ask the school not to face speakers at the building. Invest in another washing machine and dryer. Have the doorman there more consistent hours (if at all.)

Pros:
The doorman/custodial staff are top notch, friendly and keep the building clean and taken care of. Management is very responsive to tenant complaints (same day response time for plumbing and HVAC problems). No pests in the building period, not even spiders or flies (in my unit).
Cons:
Shared facilities are a bit old/run down. Gym equipment is old and isn’t serviced (but functional). Laundry room frequently down one or two machines (but repaired quickly). Building is next to a vacant lot with a rat infestation, I never walk that way after dark.

Solid Building, Too Pricey

Overall amenities. Apartments are mostly up to date. Quick response to maintenance tickets
Cons:
Beautiful roof but no furniture—a little turf and a few chairs could really change the game. Gym never has cleaning wipes. Rent is definitely high for the area, but stays pretty stable
Advice to owner:
Do something with the roof? Great space that’s not being utilized at all
