Yikes! Caveat Emptor!

Pros:
I like that there is a Slack forum to communicate with your neighbors. There is a lot of storage in the kitchen. My apartment gets a fair amount of sunlight. The location is pretty close to the train which is nice.
Cons:
The management is truly crummy. The garage is a disgusting joke. I live above it, and the door is so loud when it opens and closes that it literally shakes and rumbles my apartment. That’s countless times a day, very fun! Packages are often stolen from the lobby. The fixtures in the apartment are cheap and break constantly. Broken door handles, broken faucets, balcony doors that won’t properly close or lock. Heating and air units that are so old and broken you can’t adjust the settings. The building is rated a D and insulated horribly, so energy bill is seldom less than $200 a month - upwards of $400 in cold months. Maintenance requests often go ignored. Hallways are filthy and reek. Overflow of recycling bins weekly. Your basic nightmare.
Advice to owner:
Listen to your tenants. Manage requests. Fix the garage door. Maintain the building better. Insulate apartments better. Care about tenant retention.

Responsive supers, kitchen/bathroom amenities
Cons:
Poor communication from landlords/building mgmt, limited resources for mitigating theft and break ins, poor security with Zipcar sharing space in parking garage—tenants have witnessed Zipcar users loitering in the garage and Zipcar staff/contractors physically break into tenant cars due to confusion over which cars Zipcar owns vs tenants.
Advice to owner:
Please discontinue relationship with Zipcar to better protect tenant security

Pros:
It’s rent stabilized but overpriced.
Cons:
The building is for sale because the owners never paid their mortgages and are being sued by the bank-so they got evicted from their office and fled the US. The management company that took over is terrible. They have so many violations they are not able to sell the building so they are letting it fall apart while they treat the tenants terribly. It’s not safe. We’ve had many break ins due to poor security and maintenance of entrances. Many maintenance issues go unresolved and result in further issues/damage. Poor construction that results in plumbing issues, leaks, ventilation issues, fire systems not being properly maintained, poor insulation so it’s hard to keep warm or cold and so on. The windows don’t properly close so bugs can just walk in. The office managers bully/harass tenants to sign renewals with illegal rent hikes and conditions and threaten by sending brokers to your apt at all hours and threaten illegal evictions. They have been awful bullies during the pandemic and never put any safety measures in place. They fired the cleaning person last year so the supers are responsible for cleaning and are not able to properly so every amenity is a farce bc things are broken and/filthy. Most of the gym equipment has been stolen or broken. They charge you for bike storage you can’t use bc it’s a zip car garage and they get stolen daily. The super has given our the entrance codes to people collecting cans who have now started to steal things and defecate in the garage. It’s truly a nightmare and if I could afford to move right now I would live anywhere else. They are truly monsters and put on a really good show to get you to sign a lease and then leave you to deal with all of the issues for the remainder of your tenancy.
Advice to owner:
Fire Luz Simo, clear the violations and sell the building already.
