A building of clueless 20/30 somethings

Pros:
Nice construction, very well built. Great location. Excellent light on upper floors. Nice doormen. Goose management is generally great.
Cons:
Tenants have very loud parties with little to no regard for neighbors. Lots of dogs, and owners who don’t believe in leashes. Electricity bill is INSANE.
Advice to owner:
You’re doing fine, but try and curb the crazy amounts of tobacco and cannabis smoke that permeates through the building.

I loved there ~2016 I had a good unit with a great view (until construction blocked it.
The doormen were great The roof is simple but nice Because it was a smaller building the roof was usually empty and I could entertain up there without being disrespectful to anyone This is an amazing location a few blocks from the L and McCarren park
Cons:
There’s a tackiness to the interior design across this portfolio that teeters on too much. But it’s not boring. This building doesn’t really have the amenities to keep up with new buildings. Goose is really tough to work with. There’s Weeks of back and forth in email. Different people. They do not care about customer service. The hot water heater is way too small - won’t even fill the tub
Advice to owner:
Hire a consultant to teach you how to provide customer service. You are in a competitive market and your service is far below the market.

RUN don't walk

Doormen are amazing...the best part of my whole GPM experience. As is the handyman at the Driggs. He was beyond patient and professional through all the bullshit GPM puts him through.
Cons:
Just as the rest of the REAL reviews here: RUN do not walk from this shady, money hungry management company. They do not care about their tenants, just profits and churning 1 year leases while getting by with illegal practices and poorly constructed buildings. Do not be fooled by their fake customer service and passive aggressive communications.
I have been trying to get in contact with Pearl or any GPM representative (Rivky) for almost two weeks in regards to finally moving out of my unit which I have been trying to move out of days after move in due to their misrepresentation and false advertisement--which caused me health issues, medical bills and impacted my personal/professional life.
I have 30+ tenant corroborations stating that the bath tubs across at least 3 of their properties are non-functioning--so if that is a selling point or medical need for you then know they don't work and never have worked.
Hot water also runs out easily due to the tiny water tanks = Couples: NO back to back showers. Women: NO full wash hair and shave routine Parents: NO bath time / easier clean for your small children...DESPITE the skyrocketing rents.
Additionally, the unit heating and boilers pass costs onto tenants that should otherwise be handled by the landlord under NY law. So if you have both the living and bedroom heaters on your lights will continually flicker due to the shadily outfitted electrical.
Dishwasher at the Driggs constantly broke down and barely cleaned throughout my 1 year+ there. Additionally, the advertised ipod (lol) speaker did not work which I didn't report cause honestly on top of everything else was lowest priority.
Water filters in fridge work for a month tops if not water dispenses super slowly (unusable)--which they try to sell for $60 despite finding cheaper on Amazon. This means you will have a $360 cost on water filters alone in a year.
There is also no ventilation in bathrooms...so beware of black mold. Bike storage is outside so your bike WILL get destroyed and covered in bird poop.
OH, and my little sister was trapped in one of their elevators for nearly 2 hours and emergency phone was not functioning (illegal) and there was no service...which caused her great distress and PTSD. GPM was extremely rude about situation and took no fault...their main concern was NYPD breaking down one of their doors. NYPD also found their elevator power supplies were improperly labeled which could have caused a fatality. Just as they did when a tenant died in an elevator at another one of their buildings: gothamist.com/news/willi...
SO many issues for a unit they rented for $4700 and call "luxury". Then they bulldoze any issues you bring up and gaslight and bully you to no end.

They also censor tenant communications on their BuildingLink which is why a tenant created a private tenant Slack called Goose Tenants--so tenants could speak openly about their corruption (which goes deep).
I was supposed to finally move out on Tuesday after an over year fight in trying to resolve with them, but they became unresponsive and have avoided coming to a resolve--causing me additional stress and costs.
As they continue to be unreasonable, unresponsive and acting in bad faith, I will be filing a formal complaint upon move out since they have been unwilling to respond in a considerate fashion and come to an amicable agreement after all the hardship they've caused which has negatively impacted my health and wellbeing--and my sister's life.
Be alarmed: NO ONE LEAVES A GPM BUILDING HAPPY.
Advice to owner:
There is nothing I could say that they would actually listen to...I tried for over a year....

The staff is fantastic and makes the cost almost worth it

Pros:
I live here because I love the location and the staff. During Covid they truly have gone above and beyond. I like most of the people in the building, and it’s extremely dog friendly. The roof is great and it’s such a convenient neighborhood. I’ve never had an issue getting a maintenance issue resolved, and everyone in the building is generally helpful and responsive.
Cons:
While most tenants are great, there are always bad apples, of course (younger party animals who are so loud and have loud groups on balconies in the summer). The biggest gripe I have about management is their insistence on keeping rents the same in spite of covid and the 6 day a week very loud construction happening all the time across the street (especially shitty while everyone is stuck trying to work from home), even while they promote cheaper rates for new tenants. I think it’s just because they know it’s harder for some folks to move right now, and that feels gross to me.
Advice to owner:
I get that you’re a business, but part of running a business is retention, and you won’t retain tenants at this value if you don’t show them loyalty and care.
