the location is really good.
Cons:
super thin walls and terrible insulation. i had the highest electric bills i’ve ever had in nyc and the apartment was constantly freezing.

Overall really decent building and management is responsive

Management is responsive, clean, quiet (for the most part)
Cons:
Laundry room can have issues but resolving it is relatively quick. Can take awhile for the super to fix something but they are responsive and nice. Substantial rent increases post covid

pretty good for what you pay

Pros:
- Laundry in building - Gym in building - courtyard and rooftop - virtual doorman - central AC/ Controllable heat/ac
Cons:
- little to no insulation (gets super cold in winter, super warm/muggy in summer) and you have to jack up your AC/Heat which = super high utilities bills - management is super slow to resolve things (like the heat/ac issues) - lack of insulated windows means you can hear things very clearly from the outside
Advice to owner:
fix insulation problems!

Average building and landlord but overpriced for 2 bed 1 bath

Pros:
The gym, the rooftop access, the kitchen except for a few things. The trash service. Laundry in building, newish bathroom.
Cons:
No bathroom fan, not fan/vent for kitchen stove. No garbage disposal. Heat doesn’t work great and has to be turned on and off manually and does not have auto. Not much daylight in living room. Layout is awkward with large diagonal pillars taking up valuable space. The smaller room in 2 bed 1 bath only has room for full bed, dresser and clothing rack with about 1-2 ft of space on each side. which is very small for $2,100 in rent per person.
Advice to owner:
Give a floor plan to prospective clients who live out of state and can’t tour. Also use a new phone on the tour guide so people can have the apartment size better. The broker lied about the space in the rooms.

Black Mold & Floods

Pros:
Susana the cleaning woman is fantastic.
Cons:
Black mold all over the building, management ignores every ticket and paints over the mold once every couple of weeks. Multiple city violations, which lead to a sprinkler pipe burst and the floors being flooded multiple times. Windows are broken, mini fridge, AC wall units don’t work.
Advice to owner:
You are crooks.

Loved my apartment

Pros:
The building is nice and new, great setup and it has a great courtyard.
Cons:
They don't respond to any requests. They couldn't help me when I got locked out, they won't fix minor damages, and the water stain on our ceiling has been growing over the past year until it's created holes and started leaking.
Advice to owner:
Respond to your tenants

- Walls are paper thin, you can hear your neighbors super easy. One particular neighbor likes to party all the time into the early hours of the morning. Doesn’t really seem to care at all about the people around them. - washing machines always broken - landlord is not responsive at all, you are left to fend for yourself, emails will go unanswered - you’ll notice a high turnover of people here, no one stays long
Advice to owner:
Be more attentive to tenants, take complaints or problems seriously, and for neighbors, be kind/mindful of the people around you

Building went downhill

Pros:
Has an elevator and a gym. Can pay rent online.
Cons:
My neighbors are terrible (floor 3) so loud there’s a DJ who parties all the time. The walls are so ridiculously thin. In the living room you can hear full on conversations of people from across the hall. The washers and dryers are always broken. The mail room is constantly full of packages so it’s hard to find anything at all. The elevator was broken for several weeks and the alarm has been broken twice and would go off for months at one point. The front doors are now broken and if you ring someone in it takes about 30 seconds for it to actually open so people often mistake it and try and open the other door and then miss the right door window. Management is unresponsive and unhelpful. The other building with the gym gets flooded when it rains. The smoke alarms have been needing batteries in there for months and will beep all the time. Will not be renewing my lease. Wouldn’t live here again if you paid me.
