rent stabilized i guess
Cons:
heat in my apt has been sporadic. they offered a space heater and i said no as that would put the onus of heating on me (it is the landlord’s responsibility per the lease). they didn't respond. lol.

dryers are bad, theres only three for the entire building. they are coin operated so extra annoying. it takes me three rounds of heavy duty setting on the dryer to actually dry my clothing, so thats about $8 per load

Great location and neighborhood. Dog friendly.
Cons:
Management is TRASH. The level of negligence is appalling and it is very clear these people do not care about their tenants. Do yourself a favor and do not move in here.

Packages Stolen Daily refuses to put Camera in Lobby

Space it’s ok given the price
Cons:
Packages Stolen Everyday.
Have been asking for a camera for over a year to no avail.
Property managers will not respond to your requests to put a camera in the lobby, and they never give a reason as to why not.
New tenants constantly moving in and out, making it rare to run into the same neighbor more than once ever.
Also seem as though a tenant in the building might be the culprit for who is stealing pacakges.
Location can be loud.
Door a lot of times shaken allowing random people in to in turn steal packages.
Dated laundry service.
Awful garbage set up, never really clean.
Dated appliances
Pests will make their way into your apartment make sure to keep it clean.
Advice to owner:
PUT A CAMERA IN THE LOBBY ALREADY!
IF SOMEONE WERE TO BREAK INTO THE BUILDING YOU WOUDL NEVER KNOW BECAUSE THERE IS NO CAMERA FOR PROOF!

Landlord incredibly frustrating to deal with; but spacious apt

Pros:
Spacious apartment, neighbors are nice; quiet street; nice neighborhood; the super and people who actually come to fix things in the apt are very nice
Cons:
landlord is incredibly rude and frustrating to deal with. Have to follow up with them a thousand times to get anything fixed and it's never done in a timely manner. Construction started next door which was deafening and they never gave us a heads up about it.
Advice to owner:
I understand that things can't always be done right away. But I wouldn't have minded if you provided status updates and were trying to be helpful. You have always been incredibly rude and inconsiderate.

Management is terrible

The super is sweet and the neighborhood is prime
Cons:
Management was a nightmare to deal with from start to finish. For starters we had to Venmo first month and security to secure our place for the apartment. Then they would only accept rent by check via mail… we didnt have a stove the first two weeks we lived there and no microwave was included with the apartment. Getting any repairs done by professionals like windows not being properly sealed so the apartment couldnt hold heat never happened. The y crew was great dont get me wrong but sometimes there are things they cant fix. They would simply ignore our emails and was hard to get them on the phone whenever we needed help.
Advice to owner:
Just be better and stop cutting corners for how much youre charging people for rent…

Landlords are negligent crooks

Pros:
Location, elevator, neighbors are wonderful.
Cons:
Water leaks, no coin machine for laundry, packages are constantly stolen, building security is weak, rent prices are way too high, non-responsive management company, no payment platform, illegally increases the rent, charges fees for checks that their management company didn't cash in time and they completely disregard the check's postmark date.
Advice to owner:
Add security cameras, increase building security, fix the roof, stop making false claims about how much you can increase the rent when the building is rent stabilized, get a payment platform, add coin machine for laundry

Location, rooftop, layout, front door unlocks by key or code
Cons:
Management was ruthless and would try to charge you fees nonstop for things that never happened, major mail theft issue, washers and dryers always broken and refused repair, supers spoke no English and did work not to code

Listen to your tenants and don’t be cheap

Management is the worst ever

Pros:
The units have a lot of space, you’re in a great location not far from the L train, Manhattan and Bushwick. There are several great groceries around, great coffee shops, brunch, a park, you kind of have it all and it allllmost makes it worth it to stay here.
Cons:
The management is terrible and will try to scam you out of any penny they can the second you move in. They advertise a gym, rooftop, laundry, but they throw away any furniture you bring to the roof weekly and will escort you off of it, they locked the gym and won’t let you enter (unrelated to Covid) and the laundry floods while the dryers tear your clothes to shreds and they tell you “go use the laundromat then.” They’re slow to respond, have no empathy, and won’t fix anything for you as stated in the lease. In the 3 years I’ve been here, there have been two “tenants alliances” that have formed to try and gather in numbers to make the management take action on basic needs.
Advice to owner:
Read the cons I wrote and take them into account.

Awful scammy landlords

Pros:
My unit had an outdoor space which was nice. There is an elevator.
I never had a pest problem.
Pet friendly.
Cons:
The apartments have low quality renovations /appliances.
Public Rooftop space is just junky and unkept.
Excessive mail theft.
Landlords are lazy and don’t put have experienced making repairs and don’t give their repairmen proper tools etc.
laundry room has major problems and landlords don’t care to fix.
Tried to retroactively charge me for 12 months of late fees when I moved out that they never mentioned before... be careful with your security deposit.
Probably aren’t following any laws considering they’re a rent stabilized building.
Building is on Metropolitan ave and very noisy with trucks.
Advice to owner:
Get your shit together.
