do not be fooled by this place

Pros:
66 rockwell has large units and a great front desk staff. the units are bigger than the newer units in the area.
Cons:
you get what you pay for - this place is not worth the price - there is nothing luxury about it.

building management is terrible - they see tenant issues as a nuisance and rarely resolve issues - this partly because the building was built very poorly - low quality finishes, terrible insulation for temperature and noise, etc.

heating and cooling bills easily get up $250 per month in summer and $150 in winter because of how poorly the units keep temperature - this is 3X the prices of building the similar size. even with the heat/ac running the units will be very hot in the summer and very cold in winter because the wall units can't keep up with the poor insulation.

amenities are not with the $85 dollars per person

apartment issues such as water leaks have gone unresolved for 6 months.
Advice to owner:
Look at the tenant experiences - ask yourself if you'd deal with them for the prices that are being charged. new buildings are being completed in the area every month all with better finishings, offering, and service than what is provided here.

Staff is super nice and responsive. Common areas are lovely. Everything is easy. Great location.

Great management team, great views, friendly people
Cons:
For anyone living probably on 15th floor or lower you are going to get a lot of sound from the construction across the street (as of Aug 2022 and prob for another year or so)
Advice to owner:
Not really anything. Perhaps to wash outside windows once in awhile. No way we could do that on our own

I got a great deal during COVID and this building has everything — amenities, helpful and friendly staff, the central location for transportation and everyday needs, etc.
Cons:
The prices are skyrocketing and I’m not sure if I’ll be able to resign my lease — hoping the landlord is open to negotiation

Beautiful views, modern, well kept apartments, very responsive management and the staff is super helpful and a pleasure to deal with

To be honest, I have nothing to complain about, aside that prices are obviously high, but Covid kicked them down

What You Expect

Pros:
This is not the upper tier of living in nyc, it’s not the greatest thing of all time, but it’s certainly really nice. The staff are very helpful, the neighbors are mostly quiet, the views are fantastic, and the amenities are nice.
Cons:
In regards to the space itself, there are barely any flaws - in relativity? Maybe the elevators take a long time or something. Nothing really. The only negative is the area, and even then it’s not that big of a deal. It’s very gentrifier haven and even within a few blocks there is some danger. But it’s New York City and nothing crazy.

Leasing office and rent increases. Roaches. Laundry room was disgusting, but has since been updated. Unreasonably restrictive policy on rooftop access.

Nightmare on the Management Front

Beautiful views, sky deck, gym
Cons:
Infested with bugs when we moved in, valet lost $$$$ in clothing for weeks, clothes don’t come back from dry cleaners clean, really poor poor management.
Advice to owner:
Hire a different management company and valet
