New construction with washer/dryer, electric stoves and dishwasher.
Cons:
The super is great but the management shirks its duties. I was on the phone with the owner who tried posing as a temp and wouldnt give me their last name. But I was quite aware it was the owner. His relative who handles the building and any concerns does not provide an email to use. They send out emails from a server/cms system with no actual email. Email signature of J. RIGAS does not leave contact info....its sad because its a nice building but they dont go the extra mile to run it well. Which means the common areas such as the courtyard get abused at times (left over garbage by tenenta after using a grill.
Advice to owner:
Customer suervice training is needed by every person I have ever engaged with at the main office.

New building but cheap

Pros:
Each unit comes equipped with your own washer and dryer, I have a balcony.
Cons:
However the one bedroom I think was studio and they made it into a one bedroom. I can stand in one room and be in all rooms at the same time. And there is no window in the restroom so when your neighbor shits or smoke it smells up the entire apartment. Having a newborn, being a non smoker and smelling cigarettes everyday is appalling. Also how is it a new building and everytime it rains the building rains as well!!! From day one!
Advice to owner:
Please build the next building with sturdy material instead of cheap ones and cheap labor.

Pros:
The apartments are spacious. The block is quiet considering the surrounding area.
Cons:
The ConEd bill was abnormally high every month. Some things that were initially promised when moving in were never completed such as a package room.
Advice to owner:
I would have liked for the owner to be more accessible. There were a few concerns the tenant long s raised but we didn’t really know who management was.

Pros:
Apartment building is clean, rooms are veryy spacious for nyc living, love the in-unit washer & dryer. Covered parking is a big plus for me (additional price to rent). Close to the beach, public transportation & highway for my commute. There is 24/7 security. Neighbors are quiet and respectful of others. No pests seen in building.
Cons:
The train right across the street is constantly running because it is a hub-site, I almost feel I never get a peace of mind. I don’t believe the apartment units are insulted either, in the winter its soo cold!! And in the summer its soo hot. The con-ed bill is also extremely high once you use the wall units to heat or cool the unit. Also on every occasion (like every couple months) the hot water will go out in the building at the most inconvenient times. The super is also nice but sometimes he does’t respond when contacted & building management is sometimes hard to get a hold of. Theres no package room so packages used to get stolen quite frequently but now there is 24/7 security in the building.
Advice to owner:
On the online rent portal have a way to contact building management.
