don’t be fooled by new fixtures and renovations

Pros:
location, sunlight, roof, views
Cons:
roaches, lots of baby roaches, management not responsive, went 26 days with no hot water, walls are thick but doors are very thin and you can hear everyone walking up and down the stairs, front facing apartment is very loud with the park across the street- could never use the balcony, fire alarm constantly beeped for 2 weeks straight
Advice to owner:
install new doors, control pests issue

love this building and the landlord

Pros:
havent had any issues with pests or water or heat. have had issues with roof leakage but david is always incredibly fast at responding and goes above and beyond for other minor fixes in the building. ive stayed in this building mostly because he is a good landlord and its so unexpected in nyc. love the balcony and new appliances!
Cons:
the floors and doors are a bit thin so noise can be an issue but mostly everyone is very courteous and doesnt throw loud parties or blast music often. people on the fourth floor are extremely loud and stomp at times but landlord tries to mitigate this when he can
Advice to owner:
thicker doors, card system for the laundry machines, and set expectations for tenants to be courteous to neighbors so you dont have to deal with so many random complaints-the new people that have moved in have not always been so great but before it was a good mix of friendly and relatively quiet people in the building
