Pros:
All of the amenities and of course.
Cons:
Most if not all the amenities close at 10pm and 7pm on the weekends. Really ridiculous. Also its an extra charge for the amenities.

A little too expensive for a nice unit with unnecessary amenities

Pros:
• The units themselves are nice by New York standards
• Close proximity to the J/M/Z (5min) and L trains (10min)
• Maintenance is prompt
• Consistent utilities like hot water, heating, and electricity
• Minimal pests (it’s still NYC, you can only do so much)
• The staff is cool and personable if you’re cool and personable with them. Edwin is a great dude
• Great roof views for 4th of July or just chilling
• Minimal noise between unit walls (but noise does travel between the door/hallway)
• Some units have really great views
• Great common areas, like the piano, kitchen, rec room, and coffee lounge
Cons:
• There’s not much to do in the area so people won’t want to travel to you, and you’ll always have to travel
• Cost is very high relative to what you’re getting and the area you’re in
• Dog poop *everywhere* outside and often on the roof
• A lot of the boasted amenities are incomplete, so they go mostly unused
• Nickel & Dime pricing on a lot of amenities, including rooftop access when they decide to host events there
• Admin office can be unresponsive when it comes to email & resolving over-billing issues
• Package room hours & break schedules are inconsistent, so getting a package can be a tedious process of going up and down the elevator throughout the day (the front desk will always get medicine or food deliveries even if there isn’t a package person)
• Building wifi isn’t very reliable, especially on the roof. So WFH in the common areas isn’t always realistic if you need to take meetings/video calls or do online work

Not bad for the price

Pros:
The apartments are honestly pretty reasonably priced for what you're getting relative to what else is out there. The gym is extremely nice; while you do pay extra for amenities, it's basically like having a nicer gym than a Crunch Fitness in your lobby. The building maintenance is extremely responsive too.
Cons:
It kind of feels like living in a WeWork. It's also a bit of a food desert in terms of grocery stores, although they're about to open a Foodtown on the corner.

Amazing building, youthful and fun

• Apartment skyline view was incredible
• Front desk people are super friendly
Cons:
• OG management was a shit show, things have improved a lot since then but still waiting for hot tubs after 3 years ??

Open the hot tubs lol

Not worth it

Pros:
A lot of space but it isn’t maintained at all
Cons:
Everything is falling apart and dirty , the building is infested with spiders and roaches mice traps all around the building shared spaces are cleaned once a day if you have a problem depending what it is it won’t get resolved
Cleaning people are here for no reason you see one lady in the lobby all day 7am-5 and half the time she’s hiding by the bathrooms and on the phone the whole time

Have the cleaning people actually clean the building most of the day they stand around and do nothing take care of the building it’s falling apart and respect the tenants because you guys don’t you treat everyone like there’s no care in the world about them and for the amount of rent this building is not worth it .

The building is like a dorm, you got taken care of greatly by the staff. Amazing amenities. Great thermal performance. Occasionally there is some crazy people around, but most of time people are respective

The building is getting more and more unaffordable. New Management is not really trying to keep old tenants and just want to get high rent.

- Good Central Air

- Good Quality Washer/Dryer
- When the dishwasher broke it was replaced right away
Cons:
- There seems to be a leak in one of our bathroom walls that has never been fixed
- Bowling Alley had some technical difficulties (still fun though!)
Advice to owner:
I would advise updating the machines and systems in the bowling alley.

Smart management is terrible

The building and the amenities are nice, for the most part (see other reviews for "minor" issues like being charged for the amenities during pandemic, or the outdoor area that's been in construction for over a year).
Cons:
The cherry on top for me was when I moved out. I requested a security deposit back and they casually told me that they're withholding $800 for damages. Mind you, the "damages" were regular wear and tear and a TV mount holes that were drilled by the super himself.

I asked for an itemised bill but was told instead to look at the pictures of the holes. I was also never given an opportunity to fix any of the damages — something that's allowed by law in NYC. When I refused to pay this ridiculous made-up amount they simply never sent me my deposit back.

It took over 2 months for me to get the check back — minus $800 — only after I sent them a demand letter and filed a small claims case. Currently suing them for this unlawful withdrawal and an absolutely unprofessional behavior.
Advice to owner:
Um, get better?

The rooftop is nice but again....nothing works.
Cons:
This building look like luxury....but its garbage. Don't fall for the pictures. Everything is broken. They're are 2 elevators for thousands of people. The noise level at night on week days is INSANE. And they just raised prices to an insane amount. The pool which just opened after years is not well managed...too many people all the time.....hours are limited so good luck using it.
Advice to owner:
Take better care of your building.

A lot of amenities were unavailable without tentative return. Also, the price new renew, without amenities was absurd. Management keeps changing and bills take months to get reconciled. Windows have air leaks so alarmants can't stay properly heated in the winter without high energy bills.

Most amenities are bs. The pool will probably never become available. Garage design is stupid with cars blocking one another. Anyone can come into the building, the door people don't really check who they are or where they're going. The front of the building is always covered in dog shit. The mail room checks in your packages just to lose them (literally 2x on the same month). There's tons of crap to mention but I really don't wanna waste my time with them anymore. I'll tell you this: they will screw you over on your way out. They continued charging for the garage after we cancelled it, they broke into the apartment without a proper scheduled walkthrough when no one was home to start repainting the walls, and with a whole bunch of strangers in the apartment, they claimed there was a random stain on the floor that would cost us our entire deposit. Wonder where said stain came from... :/ AH! One of their staff also tried stealing a leather jacket from our closet by hiding it in a dark plastic bag and placing it next to painting supplies right by the front door. Shady a.f.

The building is well maintained and the amenities, when they are open are top end.
Cons:
Smart Management ARE THE WORST! They literally would sell their own Grandmothers to make an extra dime. They have no compassion, empathy or care about their tenants! The hassle of SMART is not worth the effort of living at the denizen.
Advice to owner:
Stop treating tenants like they’re a piece of sh#t. Be considerate, be caring, be at least human.
We are people, we are all struggling. Being polite doesn’t hurt.

-fun, a lot of a amenities, probably best in the city
-variety of gym class, very great instructors
-super clean
-free grocery delivery
-thermal mass (low energy bill)
-modern appliance
-super kind front desk staff
-responsive management
Cons:
-noise. on weekend night the roof is tuning into a big frat party
-random cockroach problem, bld has came several time dealing it in timely manner but hasn’t been fully resolved
-when dealing with complaints in the building, not a lot is done
-ppl smoking inside the bld and the HVAC system carries the smell
-the pool has never opened and no foreseeable future operation plan, don’t be false advertised
Advice to owner:
-more strict protocol on guest especially on the roof at weekend
-more flexible on lease negotiation
-gym should not be used for personal training sessions when there is a building class schedule - way too many ppl especially during COVID

Architecture is beautiful inside and out.
Cons:
They sell you a bunch of amenities you can’t even use because they aren’t finished yet, front desk concierge is fine until you find your self locked out because they fell asleep at 3am.
Apartments are so expensive and you literally a room the size of bookings cells,
There are ashtrays in each trash can in the court yard but you can’t even smoke in the courtyard, make it make sense . Rooftop is amazing but are only allowed to access until 11pm , you can only have 5 guest in each apartment even before Covid.
To many rules for the price you pay. I can go on but I think you get the point. Luxury prices but your apartment is the size of a large studio with paper walls that make it a two bedroom lol
Don’t get me wrong the amenities are amazing but I shouldn’t be paying almost 250$ for both building amenities when it isn’t even available, it’s could false advertisement.
Advice to owner:
Building is amazing great job, is just way to expensive for the apartments you offer.
Please open the grocery store I’ve been waiting since February of last year .
